Needs Improvement
November 30, 2025The only real benefit was affordability. Everything else—poor communication, inconsistent pest control, outdated appliances, frequent outages, unfair billing, and grounds issues—made living here frustrating. Anyone considering this property should thoroughly document everything, get all agreements in writing, and be prepared for added costs upon move-out.Property Manager Responded

Corporate takes months to fix exterior issues.
April 6, 2025There was a leak at the building across from mine. The leak ran across the sidewalk and into the parking lot all the way to the storm drain for 8 months. I called the office periodically, it was out of their hands. The exterior pictures aren't updated, when I moved in, the replaced the siding. They got a company who did a hap Hazzard job, making strange and changes to the exterior, uneven cuts, patching areas that didn't look right, they put my railing back in with squares of wood, took out ...vents in some buildings. They got rid of that company but didn't fix the errors. Had they the decency to tell me they were doing this, I wouldn't have moved there. All and all, it must have taken 7 months.They take care of the front of the community look nice, mulching, adding flowers, looks good but the back area has lots of erosion, falling apart retaining walls, looks like a desert. The office is nice, maintenence is good but if corporate is involved forget it, no way to live.Property Manager Responded

March 25, 2025If you don’t want to be disappointed on a daily basis or be harassed. Then please read my review. They do not care about the property. There are massive holes behind the “new siding”. Rats running around at night. The pools are never clean. Homeless people caught sleeping on the property multiple times. sidewalks flood when it rains and are full of mud afterwards that they leave. They threaten people and the community to get their own way by making up rules on the fly. They’ll harass the ...community because one person isn’t happy. Instead of addressing the complaints bs. The cut off your water without a word all the time. The property is always losing power and internet. The lawn service they use has destroyed the grass over the time we’ve stayed here. They allow members of the community to harass people multiple times without any consequences or action taken. We don’t view before leasing. Our apartment was dirty, had old stained carpet, dust on all of the fans, paint on the floors and rust in the bathrooms. The appliances are cheap and breakdown. They dictate the parking, overriding what’s painted on the grounds and makes threats to tow if you don’t abide by their rules on parking vs what’s painted on the ground of the property. The cleaning lady is about as annoying as you can get. Between her always talking loudly, being on her phone/on speaker, to the ways she presents herself every day. We’ve watch them over the years invest more attention and money to the front of the property then the property as a whole. The pool stays cleaner and the grass looks better. They leave debris laying around on the throughout the property for days if not weeks at a time. This is not a happy place to live at. It’s more like it’s better than nothing kind of a place to live at. Most of the reviews have got to be fake. Because no one feels positive about anything concerning this property and its manager unless you’re comfortable living in trash. Lastly we gave their office a notice that we are moving out, yet they are trying to get an extra months rents. They also are trying to charge us a cleaning fee and for stains. This apartment was dirty when we moved in and we had to clean it. We also left it the way we found it. It had stains throughout the unit on our move-in date. Luckily we have voice recording of our notice we gave and photos of how bad the unit was when we moved in. Sadly we will be having to reach out to corporate because of the office manager. Wouldn't live anywhere else
June 25, 2023I've been here for 3 years now and I am young, single female. I am completely safe and the community is baller. The rental office always works so well to handle everything quickly and our maintenance team is THE best. Superb Place To Live
March 15, 2019I've been here about 9 months now and I really enjoy living here. The manager and maintenance people are outstanding in my opinion. Issues are dealt with quickly and very efficiently. The grounds and parking lots are kept cleaner than anywhere I've ever lived as they stay on top of this whether it be any trash that falls out of a vehicle, blows in, falls out of the dumpster when someone "misses the target", etc. I intend to stay here a very long time as I'm totally satisfied with this apartment ...complex and its management. As a retired educator, I spend most of my days here and I see all the work that goes on around here during the day and I am indeed impressed with what I see. Another reason I really like it here is that it's close to everything without being in the middle of everything. Access to I-45 is great (4 to 5 minutes away) as well as it's close to a large number of stores, government offices, Lake Conroe and its environs, The Woodlands and all that it has (BUT without the heavy traffic that's down south or the outrageous prices of everywhere in South Montgomery County). It's a really quiet place too as even though it's close to Loop 336, I-45 and Hwy. 105, there is enough space and trees that buffer the sound of traffic. And another very important reason (to me anyway) I like it here is because these apartments have lots of windows to let in a lot of natural light. It feels very open here both inside and out. Plus, I think these apartments seem to be a lot better insulated than two other apartments where I've lived here in Conroe as even during the summer my electric bills have been less than what I was paying at the other apartments. Public schools are also very close to here for families and the schools here are very good. I taught here in Conroe ISD for 16 years and it is indeed a quality school system and the schools here in this area are top-notch. And finally, Conroe has some of the best medical facilities anywhere and they are minutes away from here. Knowing that is a huge plus too. Moving here was a great move for me and I can honestly recommend this property very highly.Property Manager Responded
