If I could give below 1 star I would. The management DOES NOT CARE ABOUT THEIR TENNANTS!!!!!! My Air Conditioning in my unit went out and IT TOOK 5 MONTHS before I finally moved out, AND THE AIR WASNT FIXED. Every night the unit was at 80 degrees with no help from the staff. The Hallways are always dirty and the staff does zero for the maintenance of the overall facility. When it snows and ice, the only way it is getting fixed is when the sun melts it, grass? Never cut. Security deposit? - The ...

Hall ways a filthy.
Personally I went without water for three weeks, I was traveling for work some of that time.
I was told that they would compensate me, but nothing.
And currently no laundry services for 3 months, with a sign explaining that they are replacing the machines…
Just a dump now and it is sad because before it was a cool place to live.

I just received my "deposit" back after calling and emailing since May. My "deposit" was maybe 1/3 of what I put down and I don't know who they think they are fooling. There is no itemized list of what they took off and why, plus they have the original amount wrong...off by over $200!
I don't know what is wrong with the new management, but they can't remember who paid rent (I was accused of not paying several times when I did). They don't give two craps about fixing anything that is broken, noise ...

I lived here for a year and did not enjoy it. Four seasons struggles to communicate to its residents and they are very slow to answer maintenance calls. When they do come around to fix the issues, they do the bare minimum. Not only did I have communications issues, I had cockroaches. They did send in a big guy but I continued to have issues. The manager is also very disorganized and rarely knows how to answer your questions. I would highly recommend looking for another place to live.

Four Seasons is definitely less than par, including facilities, management, and maintenance. The buildings are outdated and apartments are overpriced. Utilities are usually fairly high because of old windows and doors. Windows leak when it rains. Pipes leak, ceilings leak, etc. The property manager is rude and is no help. The office never seems be open when someone actually needs to talk or conduct business, much less pick up a package. Maintenance is rude and does a subpar job fixing things. ...
Band-aid fix for sure, but nothing ever truly gets fixed the right way. They may respond to maintenance requests quickly, but the problems is never truly fixed. The grounds are never kept up and the pools are usually disgusting by mid to end of summer. Rent keeps increasing, but not sure why. Nothing is ever made nicer around this place.

I can’t begin to describe the disgust in the hallways of bugs, cat and dog urine and the poor property management team & maintenance men (father & son combo). The lack of attention to residents needs is tackless. We would call for a maintenance issue and never get a call when the men would show up. Half the time, they come for an hour, fix half of the issue and then say “We’ll im going overtime I have to come back tomorrow betwwen 8-2pm”, which then they would come around 4 and barley fix the ...
issue or again have to come back the next day because they came too late. We would have to wait around all day for someone , we don’t know when they will come, show up. The attitudes from the maintenance father and son is absolutely horrible. I have seen them speak terribly to residents and then had to endure a screaming fest from both of them. When the management was contacted about the issues nothing was done and no apologies were given. This is just a little sum of of the issue. There’s countless problems at this property. There was a dead rat in the pool for who knows how long and the lack of cleaning the hallways makes me concerned if the pool was cleaned out. I’ve seen and heard the management yell at residents and just want to warn off anyone who might want to rent here to find another place.

Four Seasons Apartments was voted the 2018 Best Apartment Complex in Emporia, and has won several years in a row. Our quiet hours are 10pm -7am. Hallways are contracted out, cleaned weekly as well as when needed. Residents are required to call in maintenance concerns and they are handled ASAP. Six of our eight buildings have laundry facilities within them.

I have lived at Four Seasons for 14 years. The maintenance staff is friendly and dependable. The office staff is so friendly and helpful. The apartment complex is nestled against Jones Park which fantastic. They have been remodeling the Apartments. They are beautiful. The complex has 3 salt water pools to choose to relax in during the summer months. Whether you are staying a year or several Four Seasons is the best apartment complex to live at in Emporia!
