Worst management and misleading practices
October 9, 2025I applied for a 2×2 apartment at the advertised price and toured the unit twice. After submitting my application and paying the deposit in good faith, management canceled the application without even reviewing it and did not honor the advertised rate. The regional manager did not communicate within the timeline she initially promised. The way this situation unfolded gives the impression that terms were changed after receiving a commitment. The office is extremely difficult to reach — we have ...called more than four times with no response. This lack of communication, combined with the cancellation, shows a clear disregard for potential tenants’ time, money trust, and good faith. This entire experience caused significant stress, wasted time, and unnecessary financial hassle. Prospective renters should proceed with caution — advertised rates, timelines, and promises are not be reliable, and relying on them could result in frustration, lost time, and money.Property Manager Responded

Canceled contract 5 days before move-in
April 11, 2025Signed for an apartment 6 weeks prior to my move-in day. 5 days before my scheduled move in day the apartment complex called to say my move in date is no longer applicable because of a maintenance issue in my unit. I asked to switch units or have some sort of grace and I was sent an email explaining nothing would be done for me and my lease will be cancelled. I would highly recommend to look elsewhere because this has thrown a wrench into my move to Tampa- 5 days prior to the date of my move. ...This is insane.Property Manager Responded

Great management
March 12, 2025This apartment is spacious and well lit with modern amenities, comfortable, and convenient with an ideal location. Close to shops in public transportation overall a great place to live with a cozy inviting atmosphere. The office staff, Valentina, Yvonne and Zoe are all amazing, very communicative and friendly. a good property - needs to improve
August 2, 2021Overall I like this place - I recently renewed my lease. Office staff is very helpful and on top of things and maintenance is generally responsive. There are some negatives. Grady Square rents out memberships to our fitness center to the public, so everyone and there brother comes in. Some of them leave the place in a mess and hog all the equipment so residents cannot use it. And these folks have a keyfob to all of Grady square - parking garage, office center and pool and grill areas, and ...believe me they use it. There have been some shady characters hanging out recently. My other concern is with housekeeping. They do a good job, but a couple of them put there earbuds in all day and talk on the phone WIDE OPEN all day. I can hear them loud and clear in my apartment. Heck, people in the North Pole can hear them. I am all for people being happy at work and cell phones, but enough already. Amazing Experience!
October 2, 2019We've been living at Grady Square for 6 months and have nothing but amazing things to say about our experience. The amenities are top notch, the customer service is incredible (Heidi is the sweetest human being and genuinely cares about your well-being), and it is a friendly and quiet community. We've only had to put in one service request for our apartment and they came the same day and made sure everything was fixed--he even fixed something else while he was there. We live on the 4th floor and ...the hallways are not smelly, our neighbors don't leave trash out and the trash room is always clean. A couple of months ago we had one neighbor who did leave his trash out and we noticed a letter from management was on his door right away, and an email was sent out to the entire community, and it has never happened again. We have neighbors on both sides and have never ever heard a single sound coming from either side, and living on the 4th floor we have nobody above us either, so it is very quiet and really feels like home. Great apartments, but maintenance is not that great
September 23, 2019I really like all the amenities here - fitness center, pool, and package acceptance and especially the covered parking, BUT the maintenance is not up to par. The maintenance manager often does not tell the truth about things to avoid making repairs and does not close maintenance tickets to avoid bad reviews! Smart on his part, not good for residents. Items go for months without being repaired - parking gate, outdoor grills and the Air conditioning in the spin room. it has been broken ...for 3 months now. Who wants to exercise in an 80 degree smelly room? If you are considering this location - keep this in mind.Property Manager Responded

Poor service
April 26, 2018The property looks great but the customer service is horrible. The on-sight property manager tells you one thing but when the regional manager gets involved they treat you like a piece of paper. The regional manager does not return phone calls or emails. There is NO customer service. The on-sight manager does the best she can but the upper management is terrible. The trash just collects and you get letters stating if you don't use their system you will be fined. The dog walk area is so ...muddy that you have to wash your pet every time they go for a walk. Horrible experience living in Grady Square Apt Tampa
February 22, 2018I am having a horrible experience living here! No help from the management in resolving so many issues that are there. I have never seen, so many troubles in any apartment before. The apartment is constructed of paper. When the neighbor above us walks, it feels like getting punched in the head, over and over. Even after requesting the management so many times, no resolution. All the appliances in the apartment above us can be heard and vibrations from the washing machine can be felt in the ...apartment below. Things in our apartment rattle and shake when the neighbor is just walking in the apartment above. The management has told me to call the police for my problem, instead of them taking care of it. Although being a "non-smoking" community, people are smoking all kinds of stuff freely, right in their homes and balcony. I can't leave my balcony door or even bedroom window open to get some fresh air. It happened so many times that I opened the balcony door to get some fresh air and my apartment got filled with cigar or weed smell. The management couldn't even take care of that simple problem either. There are so many other problems that if I start listing it could go on for pages.Property Manager Responded

September 12, 2017Do not rent here. Things are constantly broken- elevatir garage doors, grills etc and they never fix them because " they are under warranty". They also tell you things that are not true. It has been open fir 6 months and less then 40% full. People have also broken leases just to get out.
