LOVE!!
October 29, 2020Recently moved in and I am so in love with everything about this community. The apartments are beautiful and spacious, neighbors are kind and respectful, staff and management are so helpful and patient, AND my dog loves the dog park. October 15, 2020Terrible está infectado de chiripas y cucarachas .. deseo que mi contrato pueda vencer , si deseas cambiarte de Edf para otro apartamento que no esté en estas condiciones los precios son más de 600$ adicionales ... muy pero muy mala .. ya en la administración no saben que hacer con tanto roaches .. lastima porque el condominio y sus áreas son muy linda .. lamento mucho mudarme .. pero tengo más de 1 año luchando con. Rude manager
May 21, 2019Not a good place to live. The manager is extremely rude and does not care about customer service. The front staff is not well trained. They do not stick to their words nor are they ever on the same page. That just shows how well the manager trains them. & because of that the residents end up being charged unreasonably. The front staff keeps changing as well. I am guessing no one wants to work there. Please don't give them business. You will never be at peace.Property Manager Responded

Horrible Staff and management of property
April 28, 2018People makes lots of noise whole night in pool area (as per property management 10 pm pool must close) but when you call management or courtesy officer or try to convey the same to the staff (Specially Danielle, very rude women) they do not pay any attention and moreover they talk to you rudely. People who come to party in the pool, park cars right in front of your garage and no one cares because you already signed in for the lease. They do not care for residents already living here. We couldn't ...sleep whole night because of the noise. This happens 6-8 months summer every year. People who party are also manner less, do have any concern for people living around. As a management and support staff, its their responsibility to enforce property rules but they are horrible in this. Its really disappointing to live in such a community.Property Manager Responded

REAL Story of my Experience-May Want To Read
October 29, 2017Single. Works 55hrs weekly away from home. No kids, no pets. My experience has involved the transistion of lots of staff & a management company change. I deliberately dont live close to the pool, to be relieved of loud noises with pool gatherings..otherwise its quiet over there. When I come home random hours, noise is never an issue to be honest. I think a power washing of the concrete is needed in some areas, but its fairly clean to me. I feel no threat of danger, as there are adequate locks on ...entries. Utilities seem reasonable, as I use 24hr a/c on auto at 70Degrees. The internet/cable with Comcast makes this utility very affordable as well. If you have trouble paying your rent on time, from what I understand they are quite aggressive in persuing evictions after the due date. Gated, smaller complex...cut into nice residential surroundings & lots of new construction. Easy to access food, Walmart, and access to 99. Kind of a hidden gem & fair for sq footage and price. Dont use the amenities often at all, but clubhouse is clean the few times I go. If you can relate to my situation & dont want the 400-500 unit complex, swing by. Anything I needed was done, but Im not exactly high maintenance. I had power during the Hurricane. Had a couple of water issues from the city before, but that stuff happens time to time. 99/1093 has just about everything you need for quick shopping grabs for meals and Walmart-type things within 5-7mins tops in all directions. Never needed 24hr maintenance, so I cant speak on it. Staff has always been courteous to me. Neighbors tend to mind their business, as I have maybe met/seen 25% of them at best since I have been here. Not overrun with lots of kids, and they are not unruly beyond what kids do..Lots of ethnic diversity..reflective of Houston. I think the construction quality is very competitive at this pricepoint...I searched 12 places before I moved here. Im not leaving anytime soon. Thats my story.Property Manager Responded

December 10, 2015THE ONLY THING GRAND ABOUT THESE FOUNTAINS IS THE SIZE OF RATS!...WORST PLACE EVER! If you are searching for a place to call home, don't even bother w/ a walk-through instead take my advice & RUN in the opposite direction & as fast as your pretty little or big feet can take you! That is unless you enjoy a pest-infested, run down, uncooperative management/ ownership, over billing, OVER PRICED, tiny square footage W/ vast amounts of unusable space to call home, well then you've hit pay dirt...& I ...do mean Dirt! Not to mention knife fights on the basketball court, no parking, trash everywhere, incompetent property management, closed common areas due to previously mentioned & escalating criminal activity. And, Just think all this can be yours for the rock bottom price of $1800-$2000, an ever changing amount for fees tacked on to rent at the discretion of management & not per the contractual agreement!Property Manager Responded

Finding Our True Home
August 11, 2015My mother, sister, myself, and my daughter had so much trouble finding an apartment. Using Apartment.com, we found our apartment that was truly made for us. It's spacious, and has a modern style with it's wooden floors. The bedrooms are a good size and the closets are spacious, as well as the bathroom space. The porch has a beautiful view that's perfect for the sunset in the evening, and a perfect view for sunrise in the morning. Our favorite part is the kitchen, due to the beautiful lights that ...hang from the ceiling and our granite island table along with the wooden floors. They offer built in washer and dryer for a small fee a month, and they are brand new and an excellent brand! There is also a built in desk near the kitchen, which is also nice for storage. There is optional lighting all over the kitchen, which is nice, as well. Our apartments hold lunches and other food parties to welcome new members and also hold an online page to discuss multiple topics. Our apartment also has a very modern pool, that has shaded areas as well as 2 beautiful grills set with couches and TV's for the comfort of the residents. The gym is extraordinary, as well as the half size basketball court that has AC. Their dog park is a great size for any dog, big or small, as well! Grand Fountain apartments also has automatic gates that make sure the area is protected and secure, which helps me feel very safe and lets me know my family is safe and protected! We have been here for only one month, but we know we will be here for a long time! These apartments are lovely and very family oriented!Property Manager Responded
