The Super lives in the building, but a lot of time he is working at other properties. As far as repairs go, you might have to wait awhile, unless the problem is incredibly urgent. I had cracks in my ceiling for over a year before they were fixed. The repairs are usually serviceable however sometimes I question if any thought at all was put into them. For example, I needed my ceiling repainted (after the aforementioned cracks were fixed). The super painted half the ceiling (literally half the bedroom ceiling and half the living room ceiling); five weeks later I'm still waiting for the someone to finish the other half (the super was on vacation for 4 weeks out of 5 if that matters). The ownership is generally pretty good about respecting your space; however recently the super did enter my apartment for a non-urgent matter (painting half the ceiling) when I wasn't there, after I explicitly told him that I would have to be there when he painted. Don't expect to get a call back from the management office, I've been here about 13 years and not once have they called me back. I will say that the manager in the management office is generally somewhat responsive to email; sometimes you may have to wait a couple of weeks, but late is better than never I guess.
