      Where to start? in the last year or so, sadly this beautiful property has been in rapid decline.! The buildings have rotting wood, shutters down, downspouts are coming apart causing water damage. The trash is always piled up at the compactor due to full compactor always. NO one has pride in the community, they get out of their cars and throw trash in the parking lot or leave in the grass for maintenance to pick up. People with animals, don't pick up after themselves, so you need to watch where ...
      you walk at all times. The pool is constantly overrun on the weekends and nights with non residents, nasty loud music as well as using the area where the grills are. The gates are always open which in turn allows anyone to enter, to use the pool or the common areas that they don't pay for. I am so sad to see what has become of this once quiet beautiful community. I find it shameful that whoever owns this property now cannot take care of it like it was when they purchased this beautiful community!

      BUGS! Bugs! Bugs! Roaches! Roaches! Roaches! I contacted the office and they said they would send pest control out. They never came as promised. The staff is very rude and unconcerning. The maintainace on the Buildings is very unkept. Would NOT recommend this place!

      My husband and I moved here this past October. We had a hot water heater bust and leak issue a few days ago. As soon as we told the office about our issues, the staff and new manager had the prompt and polite maintenance guys out here that exact day to replace the HWH. They then called out a construction company to fix the wet flooring of which was done the very next business day. All was done in a very quick manor.       We are currently in our 4th lease here. We (myself, wife and daughter) have lived in a 3 bedroom apartment during our entire time here. The community is nice and the school system is one of the best in Georgia. The community is gated. It's a nice place to live for my daughter, because a handful of kids from her grade live here and being so close, there isn't any safety concerns with her walking over to her friends apartment to play. I have seen some negative reviews of the apartments. After ...
      reading those, they are not helpful, I have found because in our time here the staff has always worked with us if there is an issue. The main thing I have noticed in some of the negative reviews, is people forget that when you live in an apartment community, the staff become like family. You will have your ups and downs, no matter where you live, but in the case of renting, its how the staff handles the downs. I can say that the staff here take an objective view, analyze the situation and comes to a conclusion that benefits both parties. They really do a great job! As for the Villa Rica, GA area. You are position really nicely here. It's about 45 minutes from the Atlanta Airport, Atlanta and Six Flags. You are about 45 minutes from the Alabama border. I-20 is only about a mile from the apartments and Wal-Mart is just on the other side of the intersection. It is really positioned well. Again, highly recommend Hickory Falls.
