They explain to you step by step how the process is to apply second from what I see the apartments are super beautiful there is a lot of space parking two pools as I am a person I really liked the trees I feel that there is an L that is going to enter to relax quietly on the weekend. Do not move here!!!
January 2, 2024The apartments are not up to date. They will give you old appliances. Your packages will get stolen out of the package room. There never any garages available. Other tenants make noise and the leasing office does nothing about it. Corporate never contacts you back regarding concerns. Poor management company. Rats and Roaches
October 22, 2022Have lived here for 10 years. Had a problem with roaches most of the time. Now I have rats chewing through the wall and invading my kitchen. Pest control comes once a week. Can't seem to keep out the pests with whatever they are using. If I had the money, I would move.Property Manager Responded

GOOD PLACE TO LIVE
June 20, 2018Holland Park is a good place to live. There are some problems with the teenagers being teenagers and being loud and stuff but all in all this is a good place to live. All of the staff is very responsive to your needs whenever you have an issue. The manager works hard to make sure they care about taking care of your needs. I have had some minor maintenance issues before and Paula always sent someone right away and they took care of the problems. Ruben (maintenance guy) new what he was doing ...when he fixed my AC and got it done quickly. If you need to live in Gwinnett County and need to rent this is a good place. If you want dead quiet then you need to buy a house in the sticks. Kids are kids and that shouldn’t bother people so much. Don't Move Here
May 28, 2018This place used to be a decent place to live - no more. Mailboxes are being vandalized. They don't have enough employees to maintain the property - repairs go for weeks without getting done. Gated community - gates don't work right most of the time - gates will hit and damage your car. Don't have enough people to man the lease office. Feral cats all over the place.Property Manager Responded

Incredible!!!
July 4, 2017I recently toured at Holland Park - worked with Kris during my visit. He was extremely nice and answered all of my questions. Worst customer service by Kayla....
June 6, 2017She is asked to do application, charge us $75 Fees and refused application bc there were 4 people in 3 people apt..... She had all the info to start with and don't even have courtesy to refund the fees .....Property Manager Responded

Do not buy into what they're trying to sell you
July 25, 2016Teenagers congregate in the breezeways smoking weed and talking loud constantly. We have a daughter and the language being used is not fit for a child to hear. "Music" so loud coming from cars and apartments- Boom Boom all the time. Trash bins outside every apartment that are NEVER cleaned smell so bad. It's like having a trash dump outside your door. They closed the business center. The "playground" is a joke. You could at one time have called it an amenity but now looks like a place that was ...abandoned which it was. They have no one patrolling so the groups of kids walk around 5 and 6 abreast making it impossible to pass them with a car without blowing your horn which invites glares and comments also not fit to hear. This place is like Compton. If you step outside after 10 pm especially on the weekend you will see. A few years back someone was killed from gunfire while lying in their bed. A kid I think. For a while there was security patrolling regularly and it seemed to be changing for the better but it stopped suddenly and grew worse immediately. The Cops are here all the time responding to wild domestic incidences, break ins, and various crimes. I often here shouting matches where there is loud screaming of profanity. June 10, 2016Leasing office only grace you upon signing the lease; once you require maintenance in your unit, the outsource company is filled with excuses and work arounds in order to avoid repairs. There is NO SECURITY, gates are constantly out of service, Business Center has been CLOSED for 2 years. New leasing office staff fails to performed checks of new renters in order to meet corporate quota.Review from Apartments.com
