February 24, 2025Be very very very careful with Homecoming at Terra Vista. The initial deposit that you give at the beginning of your term, can be kissed goodbye. My 2 prior neighbors were not given their deposits when they left. Just like my neighbors, I was not refunded my deposit, as a matter of fact I was charged with getting the floor completely redone/remodeled. Keep in mind we payed out of our pocket to have it professionally cleaned so it can look brand new again but that was a waste of money seeing that ...we were charged because Homecoming wanted to put new flooring for the new tenants. It’s a pretty smart scam if you ask me. Homecoming saves thousands of dollars on renovations by charging the leaving client and taking away their deposit. Additionally, prepare yourself for never ending issues with favoritism. One of the main managers Kalhani has a set of favorites tenants, possibly family members? Other inconveniences you might have to look out for if you choose to lease here: overall security, people stealing your mail, people stealing your door dash, UPS/Fedex/Amazon deliveries, breaking and entering your home when you’re not there, car theft, breaking into cars, noisy tenants, parking chaos security exterior doors and gates not working, short head count on security personnel, vandalism, loitering. When your lease is over and you decide to rent be careful. They hit you with the “pro rate” on what the current rent rate is. This is false, they will always always charge you for more. The amenity on having a theater at the club house? You have to pay an initial deposit for that, it isn’t free. They’ll squeeze out anything they can out of you. I would strongly recommend to do your research on this place before moving forward. Google all the lawsuits this place has. Beautiful place, friendly staff (not all), nice amenities, however everything listed above outweighs the few positives. This place can slowly become a headache.Property Manager Responded

Understaffed and Overpromised
April 11, 2023Beautiful property and nice staff as well as ease of moving in made me choose this place. Units are modern and the maintenance is great when they're not understaffed. Property is too big for their own good because of crime and unruly tenants being a consistent problem. Don’t waste your money
September 27, 2022I am in my fourth year here and this will be last. When my husband and I first moved in, the complex was kept up beautifully and rent was reasonable with all the amenities. Now, it’s noisy, dirty, there is trash, dog poop, broken glass, you name it, everywhere! The gardeners killed the plants and hedges, because they don’t know what they’re doing and the trees are over trimmed. There is also a rat problem here along with a huge brown widow spider problem. Also, if you have an appliance break it ...takes forever for it to get replaced! I’m still waiting on a new refrigerator! The worse part is how ridiculously expensive it has gotten here. Our rent has gone up almost $800 in just a few years! We have never been late, but management will not negotiate rent here with you when your lease is up for renewal. I have always rented, and have never experienced this type of increase in my rent anywhere! Especially when I was signing another 12 month lease! Go somewhere else. If You Seek A Quiet Place To Get Away.....This Ain't It
January 14, 2022It's like living under a highway overpass. My apartment is uninhabitable. When I hear the upstairs neighbors leave and begin to thank God for the respite, the neighbors unattended dog across the courtyard starts going off. Not just for a few minutes either, it's hours on end, day and night. When I am outside, it is so loud it makes my ears ring. I can hear it in the bedroom with ear plugs in. And the owner agrees, I've seen them put the dog out on the balcony and shut the door so they don't have ...to hear it. There's people living here that bring their dogs out into the center courtyard at 9:45 at night while the dog is roaring off at the moon. I've complained to "management" numerous times about the balcony dog and the upstairs neighbors stomping around (I know the difference between a normal walk and stomping,) running back and forth across the floor, jumping up and down on the floor. It's has produced absolutely no results at all. Even though the lease agreement clearly states that you shall make no noise that can be heard outside of your unit. It's a joke. I bought a white noise generator and have reduced my life to listening to Youtube videos through ear buds, they still overcome it. If you happen to love constant, obtrusive and completely unnecessary loud noises, there will be a vacancy coming up real soon.Property Manager Responded

It’s ok but not great.
March 28, 2021Lived here for two years. Thin walls. You can always hear your neighbors, loud or quiet. Water always comes in under my front door when it rains. Maintenance crew is friendly and fast to respond to maintenance requests. They seem to always fix the damage but not necessarily the problem. I do not think I will be renewing my lease for a third time. Especially since my front door entryway is starting to smell musty/moldy from water damage and they are raising the rent.Property Manager Responded

Why 5.0 Average Rating?

There are many problems associated with this property like other apartments have (theft, loud car music, littering, a group of teenagers loitering, banging on the wall/floor, and residents with no morals). August 14, 2015I just move in to this awesome gated community apartments and I love it. This is perfect place for me, everything is provided, pool, bbq place, car wash, entertainment area, gym, you name it, everything is here. Perfect place to have a dog too. You can walk your dog along on the side walk and there is a small park behind the community. It's very safe and quit which is hard to find the place like this. Not to mention the places around here.
