It's fine for the price
December 16, 2025I lived here for two years with 3 roommates. The place is relatively nice and clean, and we enjoy the pool and gym. The biggest complaints we have is that it's noisy, both from the other residents (very thin walls/floors) and the downtown area. The garbage truck arrives at 2 am almost every night, and if you have a courtyard-facing apartment, it's almost a guarantee that you will be woken up by the loud clangs and beeps. The fire alarms will also go off at random times for only a short interval ...and we are never given an explanation for the reason of the alarms. In March 2025, a new building across the street started construction, meaning we lost all lot parking. So unless you want to pay the insanely expensive $120-a-month garage parking, you have to pay city parking for one of the public garages nearby (about $75 a month, and you have to move your car for game days unless you purchase the "game pass" which is also too expensive). We love that the building is close to the Haymarket and we can walk to bars and city campus. Management is nice and hosts frequent social events, but the appliances are cheap, and it's obvious that maintenance does not prioritize their upkeep. The temperature regulation is poor, and the thermostat is unreliable, probably because the seals around the windows suck. A lot of the nice parts of the building are just nice because of how new it is, so hopefully the management company makes an effort to upkeep the building. Avoid at all costs
September 3, 2023I have lived in dorms and other apartments before and this was by far the worst experience I have ever had for housing. When we moved in last year the building was not finished meaning there was always dust in our apartments and loud noises. The air conditioning filters were completely black. The fire alarm was “tested” multiple times a week every week for the first 6 months. They tested them in the morning times as well so it was a brutal awakening. The amenities were not available for the first ...half of living there as well, but because they put that amenities are not included in rent they got away with it… that’s completely false advertisement. The hot tub was open for about 1 month of the full year lease. The main door was broken all the time letting anyone be able to roam the halls of the building. LivRed already was more expensive then any other student living apartment, and having all these issues made it a real slap in the face. Most of the staff was very nice, but the management company (Tailwind Group) is terrible and I would never rent from one of their properties again.
