I paid the penalty to terminate my lease after only 2 months. I couldn't get away soon enough. This property has an odor to it I cant explain... management was dishonest from the beginning but I gave the benefit ... wrong of me. I ended up with a roach infested apartment. Paying that penalty was needed for my peace of mind.

Counting the days for my contract to finish. Duck poop all over the place, AC doesn't work and nobody can fix it. And these pics, they don't resemble at all the apartments they place you.
And now they just closed all courts, pools and gym for no reason and no warning.
Disgusting place, terrible management, terrible assistance.

Pros: The pool area is great, there is plenty of parking, the maintenance crews are excellent, and the remodeled apartments look really nice!
Cons: The air quality is terrible - upon moving out, even keeping the AC at the recommended temperatures, there was mold on the backs of my furniture and in the closet. When I moved in, I was told the dark discoloration on the ceiling was just dust - nope! The AC units are old and cost far more to run continuously than my current apartment. The hallway ...
fire alarms go off for sometimes 8-10 hours, and when the office doesn't answer, you have to call the fire department to shut it off. The outlets don't all work, sometimes just one of the two plugs per outlet. The gate has been open for more than 6 months; they say it's temporary, but 6 months?! The workout room is renovated but empty because it's too hot and the office hasn't been willing to turn the temperature down. The dumpsters often malfunction and you drive past mountains of piling trash on your way home.
They want you to pay a luxury price but living at Lakes of Pembroke is not a luxury.

Where do I start? When we first moved here the condominium seemed really nice and family oriented, with well kept grounds. After a few months things started deteriorating pretty badly! They cut the grass once every God knows when, so don't be scared if you see a huge disgusting grass all over the condo. Also, I don't believe they do the background check that they supposedly say they do, because you are going to see all kinds of people in there, including drug dealers who break the gates on ...
purpose to leave it open. That's another good point, the gate is ALWAYS broken, so don't be fooled by the "gated community" advertisement. The walls are paper thin so you can hear everything your neighbors do. People are rude, leave their dogs poop in the middle of the hallways and the trash area is full of rats and roaches. Additionally, the leasing office NEVER answers the phone or the emails, so good luck with that. The only thing good about this community is the maintenance people, which are very nice and resolves the issues inside the apartment in a timely manner. Now last but not least, be aware that they will take MANY DAYS to return your security deposit. I have moved out more than a month and a half ago and I still haven't received my deposit, even after sending MANY emails and trying to contact them by phone. I will have to get a lawyer involved in order to received my deposit back. Overall, such a huge disappointment, do yourself a favor and go live elsewhere.

They will be there for you 100% percent before you sign but once you are living there they disappear. The entrance and office area are landscaped and kept nice. Remainder of property are not. Sub standard housing for sure. Not worth the extreme rent charged. Loud and noisy community with lots of unruly teens. Courtesy Officer is a joke and never calls you back or responds.

I can't express my satisfaction with The Lakes at Pembroke. The community is fantastic, the amenities are great! The main pool is beautiful, it's surroundings are always clean. The pavilions and their outdoor kitchens (grill & countertops) are always clean and available for your use. The fire pit is a great touch on the cooler evenings. The second pool area is definitely a plus. The staff is great! Kim always is right there to help my with any questions I may have. The parking is unassigned but ...
there is plenty available. They have mandatory Valet Waste which is a plus! No eyesores of messy dumpsters! Pet owners have dedicated spaces to walk their dogs that have assigned trash bins with free doggy bags. The other day I even noticed the other day that they pressure washed our outdoor halls! Came home and everything looked as if it were freshly painted!
The community hosts several events during holidays and the second Thursday of every month is PIZZA NIGHT a partnership the community hosts with Papa John's that makes your order 50% off!
I couldn't be more happier of where I live! There are play grounds for my little ones and the security gate is always intact and secure. I'm so glad I came across this community, one of the best places I've lived in yet!

I have been living here for a year and a half and cannot get out of here sooner. The office staff is the absolute worse. No one answers the phone. You could never get in contact with anyone ever. However, they are quick to fine you for anything. No one does what they say they will do. Last year over 20 cars were vandalized by local spoiled kids and no one here ever addressed it. Although valet trash services sound appeasing, they come at 3am in the morning making all sorts of loud noises. They ...
will even show up at 6am and if you go to work at night or early morning and your trash can is out, you will be fined. Let's not talk about the noise complaints that are never addressed. I cannot get out of here any quicker. Honestly, the office staff is terrible. Absolutely Unprofessional And not one bit confidential. Don't be surprised if your personal business resurfaces amongst your neighbors. Maintanence is the only serious decision at this complex. I usually don't participate in writing comments, but I wish I knew all this before moving in. And don't be fooled by Luxury Apts. Nothing Luxury about it.

I have just moved to this apartment and find myself happy, safe and contented with what it offers. They got good amenities which i still haven't used though, but have toured around the area and have seen 2 swimming pools of average sizes, basketball, volleyball, and tennis court. The alarm is incorporated in your rent and the gates are secured with a system which allows your visitor to press your number so they will have access on it. I also like the neighborhood which is quiet and friendly. ...
However, i am not fascinated with how they handle telephone calls and concerns. Most of the time they couldn't answer them because they are busy entertaining future residents and the like. I got to go to the office to talk to them in person when i have important things to be covered. As a whole, i am satisfied to be in this community. I may have 20 minutes drive to go to my work, but i am near to schools, groceries, mall, church and others.
