Hidden Gem in Tempe

My sister and I have lived here for a year and just renewed our lease last month. Every place has its pros and cons so here’s ours’s:
Pros:
Cheap for the area - driving you’re only 15 minutes away from ASU and about 25 from Phoenix proper. There are restaurants and things to do in walking distance.
Spacious bedrooms - I have the master and it’s huge
Maintenance fixes things pretty quickly + the staff is friendly and helpful
The creek is very pretty and a couple ducks live there with their babies ...
- very cute in the spring and summer!
The AC works very well in AZ summer - we have not had any issues.
There are security guards who do walks of the complex at night. There is also a security system built into the doors and windows if you want to set up a plan for added security, but we have not had any criminal problems at all.
Cons:
The creek does attract roaches sometimes, but maintenance is very quick to spray when you call. We have sprayed twice and the roaches immediately left. Also every place in Tempe has roaches.
Most of the neighbors are friendly and keep to themselves, but some of them are nosy and entitled.
Amazon packages are constantly lost/stolen since the drop box is hidden behind the front office.
The gym is very small and usually packed so it’s hard to get a machine.
