Beware of this place

My daughter and her roomates have been living here since August and have not had a working Washing machine or Dryer since they moved in. I have contacted the manager (Sept. 3rd) and was assured it would be taken care of. Several visits by maintainence workers did nothing to address the problem and the student manager who came and actually washed a dirty towel (becuase they did not believe the girls) confirmed the washer was not working and told the girls that they would be getting a new washing ...
machine. Weeks later nothing has been done and maintainence claims they knew nothing of that. I call again to talk to maintainence and the head of maintainence tells me he never even heard of the issue and that the Lark manager would need to adress. The same manager I spoke to in September. I have been waiting for a call back for 4 days since that discussion and today the student that answered the phone at the Lark told us that the manager would call us back in the next couple days and had no idea of the issue. This is insanity. In the meantime my daughter has been traveling back and forth to home (2 hour drive) to do wash. The suggestion from the manager in Sept. was to go to a laundry mat to do wash and come in and get reimbursed. The girls (my daughter and her roomates) finally went to the laundry mat this week and an older man took his clothes off in front of them. They are very upset. The washer has also ruined several of the girls clothing items and the dryer does not dry the wash. The response from mainainence this week was that the machines were only a year old and they were at the mercy of the warranty company. They are jerking the young girls around and now me. I hope that everyone gets this message and beware.

Snake-like contracts

Read your contracts carefully! They will not allow you to PAY to cancel or shorten your lease if literally ANYTHING happens to you & your life (ex. COVID, family death, financial hardship, academic changes) You will be stuck paying for the entire year unless you find someone to take over. No respect or remorse for students during these times.

Non-existent Security

I am a parent of a student currently living at University House. Without getting into specifics, I do NOT recommend letting your child stay at this property. We have had an on-going security issue that the property refuses to address. The management is choosing to ignore a situation that ignores the security of the residents by allowing a guest of a tenant to harass other residents. We provided your student with an alternative housing option, but was declined because they wanted to live with a friend. We also offered mediation, which was also declined. I've lived here for about 2 years, since January 2016. I would avoid this place if you can. To briefly explain and go down the list of issues: 1. The internet is absolutely horrible. They've changed it multiple times, and whenever there is an issue, they tell me to call the provider or that there is no issue for them at the leasing office. 2. Towing. I've had the proper sticker on my vehicle, it was properly parked, and it was towed, at a very inconvenient time, in fact, this has happened ...
twice. 3. Garbage and Maintenance charges. When you move in, they give you a form that marks the status of the apartment. I picked up a lease and never had one of these forms, and then, living through roommates moving out and a new set moving in, they say they clean the apartment and make repairs, such as the blinds, repairs to coach, toilet, cleaning, and all. I was living there during that time, no such repairs were made to the common area nor to any current residents living there. They then charge you for every possible request, even when prior self-repairs are noticeable in the apartment. I pay and follow my leasing agreement and have certain expectations, I'm not a carpenter and can't see all the prior damage in an apartment, so when an issue arises, that should of been repaired prior, they will instead charge you for it, and sometimes make the repairs. 4. The Premises. The gym has become sub-par over my stay here, The hallways always have trash, puke, stains... mats are stolen or moved... don't even consider putting any decoration. 5. Staff. The staff is nice and consists mostly of college students, but are very unhelpful. 6. Roaches. We had a roach infestation in my apartment. Twice. Conclusion: I would avoid living here at all costs. All of these problems... AND MORE, and the rent is going up. I would check out the other places before even considering living here.

Drug infested!!

Wish I could give it no stars! Worst mistake ever in letting our son live here! The management moved a drug dealer into the apartment who since September has been arrested twice for not possession but dealing. He has threatened to kill and the management ignored our child's complaints and will not let him out of lease. There were multiple guns found in the apartment. From speaking to other students this is just one of many!!

We are happy to report that this unfortunate situation has been resolved as much as University House is able. All of our residents are subject to criminal background screening; the individual referred to here passed that background check but later caused a problem. Once the apartment-mates informed us of the situation, we promptly involved law enforcement to address the situation. Even though the residents later retracted their complaint and have declined to move to another apartment, law enforcement followed through to arrest the apartment-mate, and University House terminated that resident’s contract. We have continued to offer the residents of this apartment to transfer to another available apartment in the community at no extra charge. A man by the name of RJ I believe was the reason why I will not have my son resign with this complex. closed off response when my son sent me a letter from the property manager Mr. Garlington himself stating that we were free to call the office to inquire about any questions regarding the inspections. After asking RJ if there was any way he could CHECK with someone else to see if they knew any information, and he replied with the words, "I cannot". As a parent, I don't know what's more frustrating than being shooed away and not able to have information regarding the apartment I pay a pretty penny for every month. I don't understand this employees' motive honestly, I have every right to know when my son is being intruded from the two weeks they have posted on the letter. He is a good and smart boy, though tends to sleep in late extremely late. I'm guessing they are doing the inspections to see what the kids are up to because some of them have pit bulls the size of myself, but my son is not the case and should not be subjected to this kind of treatment. Not being happy with this RJ boy's answer, I called back an hour later where I was able to speak with a woman named Jenna who broke down the process and explained how and when they enter into the apartments. As thankful as I am for that in helping my rage from the previous call, still not resigning. Already have called a couple places around town that were appalled by the way I was spoken to. Never one to complain shockingly enough through all the moving in trouble we had, but I have had enough after that answer, "I cannot".

This apartment complex is convenient due to its close location to UCF, how the furnishings and utilities are included in the rental amount, and how there are shuttles to take you to and from campus. I stayed at University House the last two years of my college career. The first year I lived in a 3/3. I really liked it! People might say the rent is a little high but the utilities are paid for with no cap, there is extended cable (HBO), wifi, plenty of events.
