DO NOT MOVE HERE. There are better places for the same price!!
May 7, 2026This apartment complex is hands down one of the most poorly managed properties I have ever lived in. From constant inconveniences to terrible communication and lazy maintenance work, the entire experience felt like management cared more about collecting rent than actually providing decent living conditions for tenants. The water shutoffs became absolutely ridiculous. Residents would frequently lose access to water with little warning, making it impossible to reliably cook, shower, clean, or even ...use the bathroom normally. For a property charging the amount they do, this should not be a recurring issue. It became a constant disruption to daily life, and management acted like it was normal. The amenities are basically a marketing gimmick at this point. Things are constantly closed, unavailable, broken, or inaccessible while tenants continue paying for them through rent and fees. Don’t expect consistency or transparency because you likely will not get either. Maintenance is easily one of the worst parts of this property. Most “repairs” feel rushed, careless, and temporary. Problems either come right back or never fully get fixed in the first place. It honestly felt like maintenance would do the bare minimum possible just to close a work order instead of actually solving the issue. Having to repeatedly put in requests for the same problems became exhausting. Management communication is equally bad. Calls go unanswered, concerns are brushed off, and getting real accountability from anyone is nearly impossible. Even after moving out, dealing with unexplained charges and trying to contact corporate offices has been a nightmare. Nobody seems willing to provide clear answers or take responsibility. This property consistently fails its tenants in areas that should be basic expectations: communication, maintenance, reliability, and professionalism. If you are considering moving here, I strongly recommend reading recent reviews carefully and thinking twice before signing a lease. 1 Star is too much
May 1, 2025Terrible complex and management. Your money is better spent elsewhere. They tried making me pay rent on a unit that wasn’t even finished. I came to get the keys and walk through the unit the day my lease was supposed to start and they were still painting the walls and fixing things so I couldn’t even move in. Luckily I was able to postpone my move in date. They force you to pay for valet trash that is so inconsistent that I can say for certain I’ve taken out my own trash 75% of the time. They ...also did not give me a trash can(said it would be provided in lease) for the first 2 months yet didn’t give me any type of reimbursement for those months of “valet trash”. My apartment flooded due to heavy rainfall. I had to call management multiple times and submit several work orders to get anyone to come after 4 days of no reply. They gave me a fan to fix it and did not care if mold grew under the floorboards. Told them about a massive pit forming next to the window where I assume the water entered under the foundation. Their solution? Throw 5 bags of soil in the hole, never opened the bags though, just 5 sealed bags into the hole. The ceiling above the kitchen started leaking a stream of water one day while I was cooking. I tried calling their “emergency” maintenance line 10 times and nobody answered. I ended up having to call the actual regional company that owns the complex who then forwarded me to a real emergency maintenance line that sent someone to help. My AC stopped working in the middle of summer. It took them 4 days to send anyone to fix it. Their onsite grills are both broken and disgusting. I’ve called about them 2 times. Never been fixed. The apartment was not cleaned prior to moving in, the previous occupants owned a dog and the complex painted over the dog hair on the window sills and walls, as well as left the molding around the doors chewed on. I understand that apartment living is prone to hearing your neighbors, but I hear my neighbors alarm in the morning, that’s how thin the walls are. The outside sign with the unit number that is supposed to be lit only turns on at a random. Sometimes it’s on, sometimes it’s off. There is no switch that powers it.Property Manager Responded

Great starter apartment
January 24, 2022I lived here for 2 years with mild issues, but overall is a good place to start if you’re moving to Savannah for the first time. However, I would not recommend if you have a sensitive nose. Very strong odors from the marsh and…other places. Unfortunately it’s not something the complex can control so I can’t complain too much about it. Staff is nice and gets problems solved when requested. 20 minutes to Savannah, 10 minutes to Richmond hill, 15 minutes to Pooler.Property Manager Responded

Overcharges for everything
January 4, 2021Noisy neighbors, never fixed work orders, overcharged for everything and told me I owed them nothing and now a year later is telling me I owe them hundreds of dollars and claimed they couldn’t contact me but my neighbor hasn’t changed and neither has my email. Don’t even bother
June 4, 2020The place looked great when we toured. The problem is that I was basically begging to rent here, and the staff couldn’t have cared less. I sent numerous emails with not a single response, I made phone calls that were answered by an outside company and never returned, so I took my business elsewhere. SNAKES and Staff who don’t care
July 26, 2019WARNING!!! FAMILIES WITH SMALLL CHILDREN DO NOT LIVE HERE. There are snakes and I’ve witness 7 in only 4 months. I have been living here since March 2019 and every month I lived here, I’ve seen a snake. The first few times I told them nothing was done, but after the third time they took the flowers down by my door. This was only after I requested the bushes by my door to be removed. So, of course the snakes still were outside my door and walk way. After killing 2 snakes I asked them to remove the ...bushes and pine straw. They told me the property manger has approved my request. One lady working there joked about my phobia of snakes and said that they probably had babies near my house so that why there were around my house. And the she even had the nerve to ask me why I lived by the wooded area. Shortly after they told me to send the picture of the bushes. So, I emailed it. Now I had 2 separate incidents with a snake being in-front of my door. I called them and they said the property manager did not agree to remove the bushes. I was told if I remove the bushes that I would be charged and they would just put more bushes up. I asked them how could we resolve this issue? They said it was nothing that they can do. I asked them what is it going to take for them to act on this, would I have to get bit? They said they I hope I don’t get bitten. I have a 10 month old and they do not care about my safety or my families.Property Manager Responded

Disrespectful staff, worst managment
December 6, 2017Current resident, not worth the price they charge for appartment. You can find better place then this after paying this amount. I will post real picture of this appartments once i am out of this place. Most important, best for people do not have a good credit. Posting discounts, as plenty of apartment are vacant because of current management. During application they will act like they do not have much apartments. Place Is getting worse, after new management. Hope this review may open their eyes, ...and respect people paying rent. Use to be a resident
August 5, 2017I agree with alot of you, the rent is too high for what you get. The place use to be gated, made you feel a little secure, but now I notice there is no gate. There was a serious snake problem (Copperhead)if I'm not mistaken, and from what I've heard the problem still exist.Review from Apartments.com
Renters BEWARE of this place
November 13, 2016WORST run complex anywhere. Soundproofing, nonexistent Management, non responsive Steer Clear at all costs I have asked 3 times to speak with the manager to break my lease, due to military family deployment. No call ever from management and no "mercy" for breaking lease due to all of the above. I would have rated this place a negative number of stars but that was not an option. Slightly Above Mediocre
October 3, 2016There are great things about this complex: they are spacious, the Apartment manager and one or two staff members are pleasant, they are out of the way of busy Savannah traffic, the location is great, it is a fairly quiet complex, and Maintenance team members are kind and I believe they do their best with what they have to work with. Unfortunately, there are several things wrong: Its ridiculous that you have to pay $25 for trash pick up (nope, you have no choice) even when you live RIGHT NEXT to ...the garbage bin. Garbage bins are almost always overflowing into the street. There is dog poo all over the grass, which is more the result of poor ownership and less because of Management. One particular office person, (J), has an awful attitude, which almost always puts me on defense when I see her. She is extremely unhelpful. Example? Sure! Once when I lost my keys in DC, she refused to let me use the apartment's spare key to lock my door in the morning when I went to work. Instead she said that I would need to leave the door unlocked and Maintenance would get around to making a copy in the morning to lock it. Well, they did...but it was the next day around 2 when it was completed. BLARG! Parking is an issue for many buildings. The pools are usually dirty and the car care area is a funny space (it's literally a parking space). I had a few ceiling leak issues before, but none in the past year. There is definitely a spider issue, which I've spoken with several neighbors about, but they are small harmless things (both the spiders and my neighbors :-) ) . No other bug problem. There really is NO grace period when it comes to rent, if that is important to you. It is late after the 2nd, which stinks for me because often I am out of town and forget to drop by, so my rent is increased by 100 . Considering the property and its age, one would think the complex would be a little more realistic about their rental rates, but nope. I don't expect perfection and I strive to have minimal interaction with the office staff as to avoid just that one person. My rental experience hasn't been completely awful, just slightly above mediocre, which is fine because it isn't a permanent home and moving is expensive. However, definitely know what you are getting into and don't let the initial tour leave you starry eyed, because this is indeed a case where what they are showing and promising is NOT the product you receive.Read MoreReview from Apartments.com
