1 star for Livano Apartments, 5 Stars for Pet Center at Livano
January 22, 2026The only good thing about these apartments is the pet center. I would genuinely rate that portion 5 stars because Cristina and Chloe take absolute amazing care of my two dogs. They provide updates throughout the day, send pictures, and it’s very obvious how much they truly care. My dogs love going every single day and get visibly excited the moment they see them at daycare. They are the only reason this place deserves any positive recognition. I highly recommend this Pet Center for your animal ...daycare/boarding needs!!! Unfortunately, everything else at Livano Kemah is terrible. Management does not seem to care about their residents at all. Parking has been an ongoing issue for a long time, and the only concern management shows is toward residents who pay extra for reserved or covered parking. On most days, residents are forced to park at convenience stores down the street just to have a place to leave their car without being towed. The price you’re paying for these apartments is ridiculously high for what is advertised as “luxury living.” Yes, the apartments look nice—but that means nothing when you’re dealing with poor management that doesn’t listen, doesn’t care, and isn’t willing to make changes for all residents—only those who pay more.Read MoreReview from Apartments.com
Gorgeous apartments but the parking situation negates everything
December 2, 2025There is not enough spots for tenants. Paid parking is always sold out and free spots are taken by 5pm. If you work late dont even think about moving here. Tenants are resorting to having to park at whataburger. That is honestly embarrassing for this complex. Shame because the amenities and floorplans are really nice, but if you have to circle the place for 1hour every night just to park, is it really worth it?Property Manager Responded

Maintenance
February 14, 2025The maintenance guys are always great and so kind. We needed our water heater turned up and they were here at 9am the next morning. Parking is a complete disaster.
December 4, 2024The complete lack of available parking in the entire complex (gated and ungated sections) has been a daily source of frustration and inconvenience for my wife and me. Management claims parking is not guaranteed, but because the complex is off a major road with no surrounding areas to park, there are no safe alternative options remotely close by. This regularly forces people to park in handicapped spots, fire lanes, and behind garages/reserved spots that other residents pay for. Management ...implemented parking permits for the gated sections to accommodate this problem. However, this has not worked because there are simply not enough parking spaces for the number of units in the community, let alone multiple cars per unit and guests. My wife and I often work late and frequently (sometimes 3-4 nights per week) have to circle the complex for 15-30 minutes to find an available parking spot. We requested paid parking spots months ago and were told there were more than 15 people ahead of us on a waiting list. We have not heard back since. The parking issue is not exclusive to us. Numerous residents in the community groups on Facebook, etc., regularly complain about it, and we often see multiple cars circling the community, looking for spots with us. We hoped to stay at the Livano Kemah for another year while we saved to purchase a home, but this recurring, unacceptable issue has us completely exhausted.Read MoreReview from Apartments.com

Feels Like Home!
December 22, 2023When my husband and I saw the Livano being built, we were excited because of the location, Kemah, Texas, and because of the looks of the complex. We started readying ourselves to be able to move in as soon as they had availability, as they built this apartment complex from the ground up. I could go into how beautiful the apartment complex is; how nice the individual apartments are, about the features like the workout facility, the beautiful, huge pool or the pet center, but the best feature is ...the staff! We have the sweetest, most helpful and most personable staff members of any complex we have lived at! This applies to OUR staffing manager, Yessica, OUR maintenance family, John, Gary & Martin, OUR office helper, Able, and the rest of the family that works here at this complex that we call home. I think that the biggest compliment, and the best takeaway I can give you about the Livano is, this feels like home!Property Manager Responded
