January 6, 2026We were charged an insufficient notice fee even though we gave proper notice, simply because management failed to log our confirmed move-out date. They later claimed only written notice counts, despite a leasing agent assuring us it was taken care of. Communication was almost nonexistent, the issue lasted for months, and a quick look at the reviews shows this has happened to others. Learn from our experience and proceed with caution. Would Not Recommend at All!
July 29, 2025The first year the property was not bad for the price and location! Since then, it has new management and has gone very downhill! I had a vehicle stolen from here, and management has been terrible! They have not followed up or done anything to assist us. I then talked to a neighbor and find out that is the 9th vehicle that he knows of that was stolen! (No telling how many have actually been stolen) Still the property has not put up cameras or really done anything to prevent this from happening. ...They have "security" come drive around every once in a while, which obviously does nothing! Windows are also smashed on a weekly basis! If you tour the apartment, be sure to walk the parking lot, you will see the glass on the ground! It being called a "gated" community is a joke. Not sure about other gates, but the one in front of my apartment building has been broken for months. I have put in multiple maintenance requests and have been told "the part was ordered" and "It is under warranty; we are waiting for them to come fix it". So not sure which it is, but it has been about 6 months! The front gate is broken about 50% of the time as well! If you want your car stolen, then this is the perfect place for you!Property Manager Responded

Do not move here!
July 28, 2025Regret Renewing My Lease – This Place Has Gone Completely Downhill If you’re considering moving to Livano Trinity, don’t. I deeply regret renewing my lease. What was once marketed as luxury living has become a complete nightmare. There is zero security on site. Cars are getting broken into regularly, and residents are left to fend for themselves. The clubhouse has turned into a hangout spot for loud, late-night parties, with people openly smoking weed. So much for a clean, upscale ...environment. Property management is nonexistent. Emails and calls go unanswered, concerns are ignored, and any hope of resolution dies the moment you submit a maintenance request or try to get a response from the office. I was literally blocked from posting on a community app because I was addressing resident concerns! Management literally deleted my and others posts as well! The pool is green and unusable—yes, green—as if it hasn’t been cleaned in weeks. Pest control? Also nonexistent. Roaches, spiders, and bugs are now part of the lease agreement apparently, because they show up more consistently than the actual staff. The price you’re paying doesn’t reflect the conditions you’re forced to live in. I feel duped. Livano Trinity may have had potential once, but now it’s just overpriced chaos wrapped in neglect. I Will Not Renew Based on my Experience as a Resident
July 5, 2024The apartments are nice. Brand new. I had requested a larger apartment and they accommodated. However, 2 days before move in they called me to tell me it was being pushed back two weeks because they weren't ready?!?! I was livid. Boxes were packed, my father was flying in from MN, movers booked, time off work, and so on. Their reply was that they JUST got notice 20 minutes ago they weren't ready. In my opinion - why wouldn't they get updates on a regular basis. Unacceptable - especially since ...that apartment was booked with renters to move in. They ended up moving me into another unit for the same rent which I appreciated. The pet center: great concept but not worth it. It's convenient, but very expensive. I prepaid for walks and got a discount. I think individual walks are $30. When I looked at my "report card" I could not find any reporting on how the walk went. I was also disappointed to see that these walks are only 15 minutes? Definitely not worth it. I thought it said 30 minutes. My dog needs to be walked more than 15 minutes. I also come to the attached dog park often and there will be a dog there during the day and I don't see any stimulation or interaction with the dog. Poor dog is just looking out the window. Based on this - I would definitely spend the money to bring him to doggie day care. Work orders are quick and efficient. On site barista during the week for free espresso drinks. A great perk of living here. The person who works there is so sweet and nice. do not have a sense of urgency when it comes to replying to messages. I also found this to be extremely frustrating when I was trying to get things organized for move-in. Last-minute emails on move-in details which was not good when trying to set utilities. Poorly- ran events. It sounds nice and all, but many of the events get a late start and they are scrambling to put things together. They do not handle that well and get stressed to the point of being abrupt and rude to their tenants. I thought there was supposed to be Southern hospitality in the South? Needless to say, I will not be attending any more events, and I will not be bringing friends over who are interested in the community. It was embarrassing being treated so rudely since I attend these events alone many times since I have moved from out of state - just not very welcoming.
