August 7, 2025Lullwater Apartments offers a visually appealing and spacious living environment. The layout of our unit is beautiful, with generous room sizes and closet space. The community grounds are well maintained, and amenities like the gym and pool are enjoyable. The quiet atmosphere and natural surroundings, especially the daily visits from hummingbirds, add a peaceful touch to everyday life. However, our experience has also included significant challenges. Upon move-in, the unit was not properly ...cleaned or prepared, with broken appliances, nonfunctional lighting, and paint splatters throughout the floors. Maintenance concerns have often been met with temporary fixes rather than lasting solutions. A recent roach infestation has further impacted our comfort, and when we requested a third-party assessment of our unusually high electric bill, we were met with a threat of non-renewal. This response felt retaliatory and raised concerns about transparency and accountability. Communication between staff, management, and residents could be greatly improved. Timely updates, respectful responses, and consistent follow-through would help build trust. Hosting community events or resident gatherings could also foster a stronger sense of connection and belonging. Overall, while the physical environment has its strengths, the quality of service and responsiveness from management has not consistently reflected the value of the rent or the expectations of a supportive residential experience.Property Manager Responded

While we can’t guarantee that no issues will occur, we do strive to resolve them promptly and thoroughly. To clarify, the notice of non-renewal was not related to a work order request, but rather due to ongoing concerns about the way our staff was being treated. We value respectful communication and appreciate the opportunity to continue improving our community.
