August 11, 2025Predatory, Dishonest, and Exploitative Management – Renters Beware If I could give zero stars, I would. The management here engages in unethical and unlawful practices that take advantage of tenants. After moving out, we were hit with over $1,500 in carpet replacement charges that were assessed before any inspection, vendor assessment, or cleaning was even done. The so-called “evidence” they provided later consisted of vague, selective photos — some showing damage that wasn’t even present when ...we moved out — and unsigned, backdated vendor memos created after they had already ordered and installed the carpet. When questioned, management ignored the clear timeline of events, the inconsistencies in their own documentation, and our evidence disproving their claims. Instead, they hid behind boilerplate lease language and issued threats of sending us to collections within 30 days, without following proper legal procedures under Virginia law. It’s clear this isn’t an isolated case. We’ve seen a pattern of every unit having carpets replaced upon move-out, regardless of condition — an easy way for them to bill tenants for planned upgrades while pocketing the benefit. This is corporate property management at its worst: hourly-wage staff doing the bidding of a faceless conglomerate, preying on renters who don’t have the time or money to fight them in arbitration. If you value honesty, fairness, and your legal rights as a renter, do not sign a lease here. Save yourself the headache, the financial hit, and the stress of dealing with management that treats tenants like ATMs. If you already live here or are considering signing, make sure you OPT OUT of their arbitration clause in your lease - so when they inevitably try and screw you over and blatantly violate your tenant rights, you'll have the opportunity to take them to small claims court.Property Manager Responded

As was discussed with you previously, the carpet was damaged with pet urine and stains and had to be replaced. Residents are responsible for any damage to the home outside normal wear and tear.

Chesapeake worst apartment complex.
March 6, 2024This place and management are horrible. The worst place to live in Chesapeake. Luxury apartments is a false advertising only thing luxury at this apartment complex is the Starbucks coffee that we pay $18 a month for. Building 100 has large roaches and a few of the neighbors are extremely loud and rowdy. DO NOT MOVE IN BUILDING 100. The policy about noise complaints are unreasonable. We have put multiple noise complaints to management and nothing has been resolved, it’s a disgrace. This place is ...the new tidewater park.Property Manager Responded

Experience was okay.
April 24, 2021I personally don’t think that this apartment was worth the money for a one bedroom. Most of one bed room units don’t have a dining area. Our concern was that they moved fast on only the things that were “most important” to them. Pest control could have been handled better for all the money being paid. Tree roaches and regular roaches were a problem (even though sometimes pest issues sometimes come from the next neighbor) treatments could have been more regular (you would have to keep requesting ...instead of them just doing it). The only thing that was definitely being monitored was paying rent. The amenities were nice.Property Manager Responded

Perfect Choice!
August 14, 2019I had a very easy move in here at adalay bay! I was searching for a no breed restriction apartment complex (as I have a pit bull puppy) all the way from Arizona, and with the online leasing and portal & support from the team I was able to do everything online! On move in day they had everything ready for me all I needed to do is sign. I was a little scared leasing an apartment from solely pictures and reviews but I was pleasantly surprised upon seeing the area and apartment as a whole! May 6, 2019I have been living at this property since 2012. I have been with MAA since 2010/2011. Overall my experience has been good! My only concern is parking; It sucks! If you work late or come home late, you will NOT find parking near your residence and you are required to walk a far distance to your home. And most of the time, the parking spots are taken up by visitors of the residences. For the amount of rent payed each month, each resident should be allotted one parking space in front of or near ...their building. May 6, 2019We have lived here for 5 years. The staff and maintenance staff are always friendly and knowledgeable when handling matters that need fixing. The only problem that we find is that there is never enough parking around your building area. People from other buildings will use the next available spaces as "overflow" which will in turn cause issues for the people in that particular building. The Adalay Bay signs that are posted currently show parking by permit only, however the complex does not go by ...that anymore and more and more people are visiting friends especially on the weekends and it causes major issues. RUN AWAY
June 23, 2016If you like being charged over and over again, don't mind a huge price increase everytime you renew your lease, can manage to get your car around massive holes in the parking lot due to a water problem (that took 4 months to fix), and if you don't have Internet/printer access in your apartment, you might as well go to a library because the printers in the business center never worked and never seemed to be a priority to have fixed. Make sure you don't accidentally leave anything behind when you ...finally decide you've had enough of this horrible place. My sister accidentley left a painting in her bathroom that was priceless and cannot be replaced.
