February 11, 2024So we moved here from Richardson from just an awful apartment with terrible management. So by comparison so far we really like it, we moved into an apartment on the third floor and it did have a few issues but maintenance was responsive and super courteous. Fixed the few minor things we noticed. The front office has been responsive and just really nice to us. Answered all our questions and rushed to get us in. Walls seem thick as we do not hear our neighbors. We have a beautiful view from our ...balcony. We are a small family with a infant and feel safe enough to walk around the property at any time with our little family. The area around is really nice too. If you’re looking for a centrally located area with plenty of parks and things the do this is the place to be. We are super happy we got in here for a decent price because I’ll be honest from the outside driving by it looks super unaffordable. Grounds are kept really well, I guess the only complaint I have is some dog owners don’t pick up after themselves. But that’s not really a ding against the property some people just suck. MISTAKE
April 24, 2023A/C does not work Electric bills over $300.00 monthly Leaks Dirty at move in Insulation outdated Floors/Carpet and soft and there is no padding Management is so bad since the new one came. Prior to that things actually got done . They make promises they don't keep. They don't follow the lease when it comes to charges. The pool and gym are always closed. The gates are always broken. Ready for an unready apartment?
September 19, 2022Gave me an apartment that has dozens of issues. They refuse to fix my AC, it’s blowing out 78 when I have it set to 71 and they said that’s normal? Huge leak in bathroom. Wood paneling on floor is damaged and lifting with dead bugs underneath. Office staff will laugh in your face when you ask them for help fixing these problems.Property Manager Responded

DO NOT MOVE HERE
March 23, 2019I wish I had better critique after living here for 20 months, with 4 months left in my lease, but I don’t. -pest issues -soiled carpet when we first moved in -AC unit is trash in the summer time(bought window units) -HEAT is even worse in the winter time(bought heaters for the bedrooms) -currently living with NO HOT WATER. It’s been 4 days and according to management it’ll be another 3 days. 1 whole week batheing in cold water? WOW! Not Accommodating to Homebuyers
July 17, 2017I would love to recommend Colonial Grand, as my apartment has been great for the last 4.5 years. I will be sad to leave it, but excited for the next phase of life, home ownership. Unfortunately the market makes this a hard transition. I looked for 7 months before the right house/offer was accepted. So there was no way that my lease would end at the right time. I let the complex know my intentions and continued my hunt. Now to move out: You have a 60 day notice (2 more rent payments) plus an ...additional 1.5 month rent fee. To move out it is costing me $4075 for a 1 bedroom apartment. I have lived here 4.5 years without 1 late payment ($75 fee $10/ day after 3 days) and they were willing to adjust the move out fee based on renter history. I feel that this is important for renters to know. Because the complex is nice, financially it is hard to make sense. Below are the monthly fees. So just make sure it financially works for you. Adequate, but with hidden charges
April 11, 2017I just finished a 14 month lease with this property, and couldn't be happier to be done with them. The apartments are dated, and all 20 of their years is apparent on the inside. The walls have been painted a shade of brown that gives rooms a depressing appearance, even with the light of a beautiful day streaming in from the outside. My apartment, at least, had an issue with humidity that led to more than a few days with the air conditioning lower than it would be in a better quality place. The ...base rent was reasonable, but the mandatory cable for $50 and valet trash for $30 (who may or may not pick up the trash even when it's set out on time) wasn't worth it, in my opinion. Also, the cleaning instructions for move-out state that carpets must be professionally cleaned - that should be their responsibility as the owners, not mine as a resident. It's difficult to take them seriously, as my apartment had pet hair all over the walls and in the corners of the carpet when I moved in. The lesson I've taken from this experience is to avoid all MAA properties, as this is typical of how they seem to do business.Property Manager Responded

May 16, 2016I had a rather detailed review, but I'll summarize my experience after three of 14 months. - Office staff is great, as are maintenance. - Apartment is spacious, if dated. You can feel and see the age of the place. - Pet hair from the previous owner is everywhere on the floor, nearly impossible to clean it fully. My thought: if they couldn't clean the apartment properly when it was empty, how can I expect them to do it right with my things occupying it? - Small, brown insects show up every so ...often, and I have yet to find where they live so that I can send them to whatever counts as an afterlife for insects. - They advertise a 24 hour gym, which is located behind the office. My attempt to utilize it at 5 am and finding three locked gates between me and the gym determined that was a lie. Your mileage may vary, this is just my experience thus far. September 27, 2015Office staff extremely accomadating and helpful. Apartment was mostly clean on move in. Beautiful pool always kept clean. Great workout facility with filtered water fountain a huge plus. Nice quality apartment for the price. Open parking and not crowded. Dumpster out front almost always overflowing though. Love the gated password protected gate. Also really appreciate the community kitchen and area in the clubhouse. Quiet living area for professionals and families. August 22, 2015These apartments are decent. The water pressure is horrible; we can't run the dishwasher and take a shower at the same time. There are cracks running up and down our walls, and we have put in multiple maintenance requests. All they do is paint over the cracks, they never actually fix them. People are constantly yelling and making noise all through the night, even kids. Now that it is time to renew our lease, they want to raise the price $200! I don't think so! July 27, 2015Before I moved in I was told I would be getting new carpet but on move in day I noticed they decided to shampoo it instead to save cost. Within a week the old stains had resurfaced from the previous renter. Not happy with how they handled the situation and you have to use Time Warner cable as your cable provider because they add a $50 charge to your rent, also the valet trash is very costly $36. I was told my rent would be $705 a month but I pay $836 after all the extra charges they add.Review from Apartments.com
