January 21, 2026I lived one lease term at MAA Farm Springs and am leaving this review as I move out so others can make an informed decision. Shortly after move-in, the property manager either quit or was terminated, which set the tone early. My spouse and I were good tenants. Rent was always paid early, and we are both first responders who value communication, safety, and cleanliness. Unfortunately, many areas of the property were poorly maintained. Weekly trash buildup was excessive and unsanitary, with large ...piles regularly left at the front. The pet park and grounds were often covered in dog waste, despite management claiming enforcement measures. The pool was consistently unclean during summer 2025, with algae, bugs, ducks swimming in it, and visible debris on the pool floor. When concerns were reported, management did not inspect the pool and stated it was fine. Pool bathrooms frequently smelled unclean and were filled with insects. The gym equipment is low quality and poorly maintained. Wipes are often empty, signage is outdated, and the ellipticals feel unsafe to use. I stopped using the gym altogether. Communication was a major issue. I was not receiving apartment notices despite repeatedly reporting it, which resulted in unexpected water and power shutoffs due to maintenance. I requested a unit facing nature for mental health reasons but was placed next to a playground. Constant noise made it difficult to relax, especially as a first responder who is always alert to distress sounds. Parking is also limited, requiring long walks late at night or early morning. A safety concern I reported was dismissed without follow-up. Despite advertising as pet-friendly, even a fish requires a large non-refundable pet fee. My request for an Emotional Support Animal/Psychiatric Service Dog, supported by medical documentation, was met with repeated demands for personal medical information and ultimately denied in a way that caused significant distress. The only consistent positive was the maintenance and landscaping teams, who were professional and responsive. For the rent charged, I expected far better care, communication, and consideration for tenant wellbeing.Property Manager Responded

Not for people who work nights.
May 13, 2020Thought this place was great the first year we were here. Great location, close to most everything. Enjoy the pool and other amenities. BUT if you don’t work a 9-5 job they are certainly not accommodating. We work nights and dont get home until 3am, this last two months they have people working on various projects outside our window and in the apartment above us constantly waking up at 9am (Sometimes from our room literally shaking). Yay for no sleep :( Staff is rude about it and workers are ...loud and purposely knocked over my plant laughing. We are getting fed up with them.Property Manager Responded

May 6, 2019It looks like the goal of Farmington Village is to appear as an overall luxury apartment complex. Since I moved in almost 3 years ago, the exterior has gone downhill and it's a pain to get repairs on the interior. High rent costs should equal high priority upkeep of carpets, walls, floors, appliances, etc in apartments. The one I'm living in began falling apart within the first year.
