Not what it appears
February 20, 2026The location is nice and the units are spacious, but unfortunately that’s where the positives end. The initial move-in special is appealing, but rent was increased by 20% (about $300) at renewal. When I asked about negotiating or receiving any concessions, the request was declined. There is also no grace period for rent — if it’s not paid by the first, it’s considered late. Utility costs have been consistently high because the units do not have heat pumps and rely on emergency heat. As a ...result, electric bills are very expensive. On top of that, hot water only lasts about 3–5 minutes at most. I’ve submitted multiple work orders, and while I’m told the issue is fixed, the problem continues and I’m still unable to take a normal-length hot shower. If you work from home, be aware that the required $70 internet package is unreliable. I experienced several outages and ultimately had to purchase additional service through Xfinity to maintain my job. When I requested a credit for the inconvenience, I was given $20. Management later sent a mass email stating that if the internet goes out, residents must contact Pavlov Media directly, as it is not their responsibility. Overall, while the property looks nice, the rising costs, utility issues, and lack of support have been disappointing.Property Manager Responded

Not worth the $$$
November 21, 2025Resident of 1.5 years. Pros: grounds are well maintained, repairs are performed efficiently, no problem with pests other than occasional ants. Cons: They include the cost of the most ridiculous internet service into your fee (it’s spotty at best. If you work from home and rely on sound internet, look elsewhere). The windows are all single pane and in the winter the condensation is awful…mold!Property Manager Responded

Terrible. Don’t waste your time.
April 2, 2024Poorly managed and maintained. No grounds keeping, ants in bathroom on second floor right when we moved in. 3 months later, still ants. Management can’t seem to u seat and why I don’t want to have ants in my bed at night. Windows don’t open…. I’ve been in 3 different units… they all don’t open and have mold around them at move in. Terrible carpentry work around the base and crown molding. Looks like my college dorm. Light outlets painted over. Door hinges painted over and falling off. TLDR; look elsewhere
September 30, 2023We just received our renewal offer, which was 11% higher than our current rent. The market average rent increase from 2017-2022 was 5.77%. When I attempted to negotiate the rate, I was told “there is no negotiation room for your renewal offer.” I strongly encourage those considering the Hamptons at Hunton Park to look elsewhere. It is an undeniably beautiful community, but when you’re priced out of your own home and the property management (MAA) refuses to negotiate in good faith, you’re left ...looking for a new home a year later.Property Manager Responded

Don’t make a mistake you’ll soon regret
July 1, 2019This community is horrible. Prior to signing a lease I couldn’t see my actual apartment. I came into town filled out the application and then came back to sign my lease. Even then I was told when I could show up and that I couldn’t view it first because maintenance was there. We got in and took 3 pages of notes of things wrong with the apartment. Then come the headaches of living there. The rules constantly change, first they tell everyone where over flow parking is then when you complain of not ...being able to park at your building they do nothing and say there’s no assigned parking. The gates only work half the time. The trash compactor only works half the time. Maintenance took a year to finally fix a reoccurring leak. We woke up one morning to our freezer not working so we called emergency maintenance and they said that they couldn’t do anything because they didn’t have keys, they finally showed at 10 a.m. every time they came they would come back and ask if they left the master keys in our apartment, which they hadn’t, so we never knew if our belongs were secure or not. Then comes the pain of moving out, which you will because your lease goes up about $400 a month if you stay. They want you to clean or pay to clean a place that was filthy and over charge for damages. They’re lucky I can’t post photos of the stairs that should be condemned, mold, and dog excrement.Property Manager Responded
