Noise Levels
April 14, 2025If you can, please move into a unit on the top floor. The walls are paper thin and the management office does little to assist with noisy neighbors. You're lucky if you have a neighbor that courteous and considerate but some people forget that an apartment building is a shared living space. The dog park smells horrible during warm months, so be cautious of this when moving in. Perfect location and outside of these issues, the apartment complex isn't that bad. Apartment finishes are a little dated ...for the price. Consider your needs before moving into this location. The MAA locations in the area are more updated and accommodating. UNSAFE PROPERTY - DO NOT LIVE HERE
September 15, 2022This property is unsafe, I have had my car broken into and management has done nothing. When asked to put cameras up in the parking deck they flat out said no. When I asked them to fix the gates they flat out said no. They are doing nothing to keep you safe at this property...BEWARE if you live here your car will get broken into, things will be stolen. This location is also located .4 miles from Lenox mall, where multiple shoots occur year round. Management has recently sent out an email ...stating: "We do not guarantee the safety and security of our residents". They have done nothing to keep it their residents safe in an area where there are a lot of CRIME. No cameras have been put up, no security guard and the gates are still broken. It is also located next to the MARTA which would be convenient if management kept the property secure from random people being able to access the property. Management has had no sympathy for the situation that happened with my vehicle, it has cost me over $700 for repairs/ a rental car. I feel very unsafe at this property and I worry every day that my vehicle will get broken into again.Property Manager Responded

City Living with cozy Vibez!
December 10, 2021Exactly what we were looking for! Beautiful view of Buckhead. The Trees and landscaping were gorgeous in the fall. Safe environment and the Staff stays on top of everything from fixing issues to fun gatherings / events for tenants. My place is cozy with a fireplace and gorgeous hardwood floors. Motto is "How many quick fixes can we do before this problem becomes serious"
August 29, 2021Location is the only saving grace for this complex. Since the change in ownership, it's clear the bottom line revenue takes precedence over everything else. I've had 3 leaks in my ceiling in the past year (while mold was growing) and had to vacate my apartment for 3 days when the complex finally tried to address the issue after 20+ emails and 5-10 calls. Of course, the job was rushed and not completed correctly so now my hot water heater is leaking all over the floor. This just begins to scratch ...the surface of the issues here. There's a reason most people end up moving out after less than a year. Again, location is the only pro (despite the spike in violent crime in the area). If I wasn't able to walk to school/work and avoid a long commute, I would have been out of here a long time ago, especially with the most recent rent price hike.Property Manager Responded

July 5, 2021Rest assure - every situation is different as said before by an existing resident post! Each person has a different experience! Rather people want to admit it not! If I had to do this all over again, I would not move here! Maintenance is unprofessional and not responsive! The apts are severely old and not well kept! The upgrade is a disaster! Mostly of the cabinets in the apt was stored incorrectly and backwards. They spray painted over the white, so the cabinets can look black! Holes in the ...floor and the wood is very old and week. The staff is ok. However, the apts are not! You only paying for location. I’ve had an HVAC leak since 07/03. The maintenance guy who was n called for the holiday weekend did not want to come and fix the issue. He advised to open my windows, turn on fans and turn the Thermostat off in midst of fireworks being lit through out the night plus it was hot! When I started to tell him about his self he hung the phone up and then called back disguising his voice! Every since I’ve moved here it’s been pure hell with maintenance actually doing their job and with this company period. I will never rent from another MAA apt!Property Manager Responded

New Management Major improvements
January 14, 2021I have lived here for a year and seen amazing improvements over the last two months in the office staff and maintenance. The floor plan that I have compared to others In the area doesn’t compare. The staff has been extremely responsive and communicative and there have been several upgrades and changes to the complex since I moved in. Fire alarms and Roaches and a staff the jusitifies it all....need I say more
August 10, 2020I have been holding off on doing a review in hopes that things would get better...they've only gotten worse. I've been here a week and I REGRET moving here. First night of being here, the fire alarm went of at 3a in the morning and I had to be up at 6a. Its gone off an additional time since then. When talking to other neighbors about their problems, EVERYONE has something. I asked about the on-property safety person and everyone laughed. Within the last 2 days I've killed two roaches (one small ...and one VERY large), and currently I'm watching a roach crawl around in my Light fixture over the area that I was going to put my bed. When I went to the office to discuss my issues, they seemed more concerned with talking over me and making their point that they've lived with roaches and "this is the south". I've lived in the south for 7yrs and in Atlanta for 2, and did not have roaches. I should've known it was an issues a neighbor mentioned the exterminator has to come out WEEKLY. Generally exterminators come once a month or every 3, NOT EVERY MONDAY! That says you have a problem. They're doing construction on the pool, so management is using that as a "reason things move around". When I moved in they sold me on their Parcel locker, literally a day aft er I pay for it, they say they're closing down. I ask why they would advertise a service their closing (even temporary) the manage jumps in and says "we've sent out notices for weeks"... I JUST MOVED IN! When looking on here before I saw the comment about the roaches and thought it may have been an isolated situation, but clearly it is an issue. I did not think I'd have to fight gnats, ants, and now ROACHES for the price I pay for what is basically a large studio apartment. Management does well at justifying the issues instead of acknowledging your concerns and taking action. I am sick to my stomach and I don't even want to unpack anything or even cook in my own apartment in fear that more creatures will come crawling out my wall. RUUUUUNNNN don't let the price and the "we're renovating" fool you. The apartment is cute, but not cute enough to live with roaches and a Management staff that's okay with it because they themselves live or have lived with them. I will say that the maintenance team (specifically) is very nice and the close proximity to the train, Lennox/Phipps shopping center, and other shops/restaurants is convenient. I am reviewing my options to get out of this lease as quickly as possible.Property Manager Responded

Better options available in Buckhead
February 3, 2020I have lived here for 5yrs. Recently there has been a change in management and they are absolutely terrible. The gate never works, therefore I always have to exchange for new key fobs. They made an error in the system and stated that I had 11 key fobs under my name. Then will state a fee that would need to be paid to address a problem that they created. The gym never has supplies stocked to clean the equipment off. The trash room is so full at times you cant even get inside to throw the trash ...away- yet we pay a fee for trash services. & if you put your trash outside they charge a $75 fee. Anytime there is an issue the employees blame it on new manager, and the new manager is never available to resolve the issue. They have no since of loyalty to on time paying residents who have lived in the property for years. It’s safe to say this is my last yearProperty Manager Responded

Don’t bother!!!! Extra fees & Roaches!!!
February 8, 2019Due dillgenence— this place sucks. There’s always a new property mgr with new unprofessional staff, they hit you with hidden fees. Huge roach problem—had to get my place treated every month and still had them! Hard to get to home due to constant construction around it. Apartments smell moldy and old. This place is an absolute disgrace and straight up scam. Everyone I know leaves after their lease is up because of the problems listed above. Falling apart

Not Safe - Stay Away
March 29, 2018Post Stratford was a great place to live a couple years ago, but it has since gone downhill. There were so many mail break-ins last year that the United States Postal Service stopped providing mail service to the complex at one point... Makes me want to lock the doors at night.... Even though it's a great location, I will be moving out this year due to the deteriorating management conditions.Property Manager Responded
