and the list goes on. The parking situation as complained about in multiple reviews that I read are all true. Visitors spots are few and far between with multiple companies parking daily in them. As well as employees either double parking or just parking wherever they feel like in that moment. Concerns fall on deaf ears. Management is unprofessional with poor customer service. They help you sign your lease with a smile and then turn you away when you have a problem.

We have had two cars towed in two years while they were parked directly in front of our townhome. Having your vehicle disappear from in front of the home you're paying to live in is infuriating, expensive, and incredibly disruptive. Our experiences with the office staff have been equally disappointing. In our interactions, they have come across as duplicitous, performative, and apathetic. You may get a pleasant response while speaking with someone, but when you actually need an issue addressed, that friendliness does not seem to translate into meaningful help or accountability. What concerns me most is management's availability. The manager has been completely and totally unreachable outside of office hours, even during an emergency. Emergencies do not conveniently happen between normal business hours. Residents should have some reliable way to reach someone with actual authority when a serious situation occurs. After two years, the pattern has been consistent: poor communication, inadequate accountability, frustrating towing issues, and a lack of urgency when residents genuinely need assistance. Based on our experience, I would not recommend Madison Oaks. Before signing a lease here, I strongly suggest prospective residents ask detailed questions about move-in readiness, towing and parking policies, emergency procedures, and exactly who can be contacted when the leasing office is closed.

$250 per month for electricity because they wouldn't replace it. My experiences with the different mgmt companies were bad. From the terrible move-in that forced us to stay in an airbnb the 1st week to the latest mgmt that is very incompetent, with ZERO accountability. There were several stars, but they quickly quit. Due to high turnover you can never build a rapport, & have to explain the history of an issue repeatedly. I once waited 6+ mos to have a lease issue resolved, only to get a reply by going in person. An employee quit & took several signed leases, then waited months to get the extra fees taken off. They also raised rent hundreds of dollars “because the market increased”. I had to pay more with NO improvements made. My last 2 yrs there had a $400 increase in rent. No paint, no new carpets, NADA - for 5 yrs. When Ive brought up any issue to mgmt that isn’t in their template of replies, they malfunction. If your question requires other than yes or no, you go gray waiting for a reply. Document everything & get it in writing or kiss your security goodbye. Be cautious & remember - they have access to your credit. Choose wisely. The pool is ok but again mgmt acted like I was attacking them by reporting a lot of black bacteria growing on the bottom of the pool. A few days later it was closed for ‘renovations’. There’s no playground, not good for kids. OK for dog owners, since there’s a small dog park. Due to the amount of dogs, there’s always barking & poop left somewhere it shouldn’t be. The lawn techs just blow leaves & dirt all over your patio & onto cars. With oaks everywhere, your car will be covered in pollen daily during the spring. The maintenance mgr Rusty has been there forever & did whatever he could. I hope he goes to a better property because I still cannot recommend living here. Curious to see if I get their template reply here, since I have an excel of unanswered calls & emails while I was living there. Will keep an eye out LOL!

naps on your day off, the noise is constant and you can even hear it over your TV. I've had more quiet time sitting in an airport. Loud music from the neighbors, late night parties, excessive door slamming where your windows rattle, dogs barking for hours on end, screaming so loud that I called the cops because I thought someone was being murdered next door (turns out the grown-ups were just playing, that continued EVERY single day for months), tons of big loud trucks and Harleys in the parking lot that rip you out of your sleep at 5am 7 days a week. There is also dog poop everywhere and not just on the grass. Bring a flashlight if you go outside in the dark, so you don't step in it on the way to your car like I did. The tennis court is often used as a dog park, so watch your step there too. Be prepared for long walks if you come home later than 7pm on any day, there'll be no parking anywhere near your building. There are rules everywhere (pool, tennis court, dumpster etc.) but don't worry, you don't have to follow them because nobody does and the leasing office chooses to enforce only the ones that suits or directly affects them. I can't wait for my lease to be up, so I can get out of this horrible nightmare of a place. Definitely not worth the outrageous amount of rent they charge…but hey, if you fancy living in the middle of grand central station, this might be the place for you.
