December 30, 2024That place is horrible, Rent goes up every year by 150dollars, apartment in bad shape.do not look like the pictures here..old and run down. Paint is horrible, everything is just little touch ups. My cat can do a better job.. Appliances are old and do not work right..nothing get fixed... they try to put it on you if ask for a repair. Water is black stuff coming out, heat is not working right, if you complain they try to put it on you. Office staff is rude and not helpful.. 4 and 1/2 years I had ...to live there..all of us got healthy issues because of that place. Stay away from this place, too many dogs, poop all over..and in the end they try to make you pay everything.. Marion Ridge AKA Hell Hole
June 16, 2023This place will nickel and dime you. They charge you ridiculous fees and especially when you move out. If you are a current resident then I advise you to put in a ticket for ANYTHING that looks like just normal wear and tear. Pay particular attention to interior/exterior doors & door frames. If you don't do it now then they will try and charge you when you move out. Put everything in email/writing and save it! Did you get and sign (along with manager) a move-in check list? The management is ...horrible and slow to respond to emails. The maintenance crew is a joke! They don't repair anything. Their motto is "we will just paint over it". Speaking of painting...my dog could do a better job of painting than them. When my son moved in I sent an email to management stating the issues/concerns (rotten cabinet doors, mold/mildew under sinks, broken door handles, bathroom fan not working, "soft" drywall next to tub from a leak, rotten wood flooring on the patio, etc. The ONLY thing attempted to be fixed was they painted over the soft and wet drywall. My son lived here for 2 years and NOTHING else was fixed! When we got his final statement we were charged with ridiculous charges that they claim was damage to the apartment. There was only 1 door that was actually damaged. It took me days to get a response from them regarding the charges. Their corporate office, Peak Living in Utah is a joke. Just google them. You will see their rating is just as bad as MR. As we drove off from Marion Ridge, my son said he was so glad to move out and never have to come back to that hell hole ever again!!! Not worth it
October 3, 2022Too much for the location. Hidden fees such as water bill processing fee, cable fee (even if you don’t have cable) Raggedy management ie. Places paper correspondence in door jam when they could place it in the mailbox; it lets everyone know when you are not home because you have paper pill up. Slow Maintenance to address repairs. Would give zero stars but that was not an option.Review from Apartments.com

November 1, 2020No amenities at all this year, no pool, workout room, grill area, Play area, package service, never has had on site property manager, new management works behind locked doors and never returns calls, packages were delivered to wrong addresses and packages were never retrieved...however rent was increased again in spite of the extreme lack of management and concern for any of your tenants. Rent is way to high for value
August 6, 2019Outdated appliances for one thing. I’ve seen brand new apartments with new appliances charge the same amount for rent. Whoever paints needs an eye exam. There’s paint on the shower, toilet, cabinets, floor, and light switches. Closed the basketball courts and took out the playground. No benches to sit around outside and no sidewalks. No dog park. The closed basketball court could easily be turned into one but they aren’t going to spend the money to fix it up. Let’s talk about the ...gutters. There were supposed to be repairs a few months ago. Never were even though they sent out letters. Water still runs over splashing onto the front walkway in front of apartment doors. Water also stands in front of most first floor apartments. So look out for that if you’re looking on the first floor.Property Manager Responded

update for 2017
August 6, 2017The playground and basketball court are gone. There are multiple tenants who let their dogs run loose without a leash. Loud car stereos. If you are NOT a smoker you will not be able to enjoy the pool because there is always one or more people smoking at the pool and they don't care that children and others have to breathe that health hazard. Kids are supposed to be supervised at the pool by an adult but for some reason, teens come to the pool and tear the place up, throw patio furniture ...around, hit people with the ball they are throwing around and you just can't relax. Loud music comes from the fairgrounds next to the apartments and when the fair is open in the fall, there is a loud helicopter that flies over the roof of the apartment buildings all day and night so you have no peace. Fair traffic is a nightmare. Also, because the apartments are situated down hill...there are plumbing problems and lots of rain water flooding, and water that accumulates at your back door that smells like mold after awhile. August 2, 2015This apartment complex has a pool, basketball courts, picnic area, and a playground. It has washer/dryer hookups, laundry facilities or one can choose to rent a washer and dryer. Each apartment has a balcony although if you live upstairs there is no shade on your balcony. Upstairs apartments do however have beautiful vaulted ceilings. The complex does a great job of keeping the apartments looking nice and new. The apartments are not the quietest however with thin walls. It also is within walking ...distance of a dirt track and on Friday nights you can hear the track. The location is convenient though!
