If there is anything I would like to see improvements in would be the mailroom (not so organized) and maybe some more equipment for the gym. April 2, 2026Generally it’s great here. Bad weather or rain feels can be worrying on the top floor. The amenities are good and the place is generally clean. Staff are friendly and helpful. Bad points would be too-narrow parking spaces in the garage, as I cannot get in to or out of my car when everyone is parked within the lines. Pretty ridiculous. Also the dog pee. October 6, 2025My move in experience was quite challenging. As much patience as there seemed to be at the beginning. There was an exact amount of impatience. Moving out of state and trying to find time a new home has been a tricky situation. The email process was brutal and trying to communicate with an actual human rather than automated. I feel the leasing staff is use to the mundane and seems like the move in process, etc is no brainer when a lot of us simply just need to be walked through and talked to ...like a human. We are choosing your complex. We are providing you business. We are trying to juggle our lives as well. September 4, 2025Modera Germantown charges a lot and delivers a little. Location is heavily trafficked by heavy commercial vehicles, but is also conveniently close to Neuhoff which has been a fun development to visit. Management is greedy about extra charges - if you lose your fob or need a new garage pass, you’re out $100 dollars each time, though you’ll still be paying in full for the lease and parking. If you’ve lived there for years and ask for them to waive the fees, they’ll claim “fair housing” prevents ...them from doing so as if their hands are tied by law and not their own policies. The package delivery system is unorganized and inconvenient with packages crowding each other and often getting lost, trash has to be disposed of in dumpster rooms which are smelly and at far ends of the complex (~3 minute walk each way), and the pool is strangely small. I know people at other communities across Nashville who pay much less and receive more service and accommodation than Modera Germantown offer.Property Manager Responded
