Generally well run, friendly neighbors

We had to rent an apartment after our house sold quickly until we figured out next steps. Trust me--we did not want to rent before our next move! We are approaching our lease renewal and thinking about staying another year. Neighbors are friendly, and the community is pretty darn quiet most of the time now that construction has stopped (which we knew about before moving in). When I have sent a request to maintenance, it has been addressed within 24 hours even when we flag it as "low priority." I've observed that major lease infractions do get addressed after what I suspect is a fair warning process. Landscaping is lovely, workout area itself has always been clean (leasing office recently reminded residents kids aren't allowed in the gym, which I suspect may have been source of a dirty bathroom mentioned elsewhere).
I appreciate so many things here. If the residents remain professional and understand each person has a small part in maintaining the community anywhere they live we may drag our feet on buying a house.
No, I'm not friends with the people in leasing--we were told we were doing something wrong, so we stopped doing that thing, as we should have. I know theirs is a tough job. For context, I was an RA at a college years ago and witnessed firsthand differing levels of personal responsibility.
