Pros: Nice Club House & Fitness Center Maintenance is proactive Larger apartments are spacious Cons: Before you decide to move in, take a look at a 3 story building Steps are loaded with rust and are deteriorating Average annual rental increases are 6-8% Current Leasing Manager is not a prople person & can be difficult to deal with Thank you

      • Poor business practices and "sleezy" management

        I lived at Madison New Britain for 2 years. When I moved out of the area I notified the office staff several months in advance that I would be leaving. I reviewed my lease and spoke with the office staff regarding "checking out" procedures. I was informed that I could not check out on my scheduled move out date because no one was available on a Sunday to check out a resident. I was asked to change my move out date to accommodate the staffing schedule, which I was able to do. Later, after I had ...
        vacated the property I received an email stating that I would be charged a "recovery fee" for canceling my electricity early (before my actual lease ended). At no time was a recovery fee mentioned either in a telephone conversation or in a written manner. I followed the written instructions and verbal instructions I was given by the staff to the letter. I explained to the staff that had I been allowed to check out on my original date a recovery fee would never have become an issue and that because Madison asked me to alter my plans that the undisclosed recovery fee should be waived. Management flatly refused. So, all residents and possible future residents beware of undisclosed fees and unscrupulous business practices by the Madison staff.

        Since Hilton Realty took over the quality of life here has gone down considerably. Management is cold, stiff, condescending and blows you off with any issues you may have. The fitness center even though it has a sign stating you must be 18 to enter is frequently used as a daycare playground by inattentive parents working out including the management team. The resort style pool makes me feel as if I am always on vacation and the convenience of the 24 hour clubhouse is just an added bonus.         The location is perfect; close to everything. Safe neighborhood for a single girl. I run before the sun is up and I have never had a problem. The apartment is beautiful; I love the hard wood floors, high ceilings, granite and tile. Unfortunately, I have a bottom unit and I can hear my neighbors whenever they move upstairs. They are not loud people or heavy walkers but the sound proofing in the apartment is inadequate. The parking situation continues to be an issues. There is no assigned ...
        parking. This presents a problem during the winter due to the snow and ice. The complex has been lax in snow removal. Consequently, no one wants to shovel themselves out and then move their car because someone else will take advantage of the clean space and take the space which you have cleared. As a result, ice and snow accumulate, week after week without being removed by the complex and it hardens. This causes a very dangerous condition in the parking lot and side walks. The ice and snow become thick and hard. It becomes treacherous to go to work in the morning. I'm surprised someone has not been injured.

We love the open floor plan and the kitchen. Our views from the balcony and bedrooms are beautiful and the sunsets are stunning. Noisy neighbors are not a concern.
