Good maintenance team, horrible management team

I lived here for one year, and my experience was mixed.
The apartments themselves are decent, but they're clearly older units that have been remodeled on a budget. They look nice at first glance, but once you've lived here for a while, it's obvious that many of the renovations were done cheaply. That said, the maintenance team deserves credit—they were always professional, responsive, and did a great job whenever I needed something repaired.
Unfortunately, the biggest issue is the front office. ...
Lisa, in particular, was consistently rude, unprofessional, and difficult to deal with. Every interaction felt like an inconvenience to her. She often had a bad attitude, was dismissive of tenant concerns, and even used inappropriate language when speaking with residents. Before moving in, I noticed several reviews mentioning similar experiences and assumed they were exaggerated. After living here, I can honestly say they were accurate.
For the price, these apartments simply aren't worth it. I moved in because I needed something affordable quickly, and at the time it seemed like the best option available. However, after reading through the lease and seeing the experiences of former residents, I would strongly encourage anyone considering this property to pay close attention to move-out policies and fees. There appears to be an expectation that the apartment be returned in near-perfect condition, and many reviews describe being charged heavily for minor issues after moving out.
The maintenance staff is the only reason I'm giving this place more than one star. If management and the front office treated residents with the same level of professionalism as the maintenance team, this property would be much better.

They get ZERO stars. Signed a lease from another state and moved in August 2023 and less than a month later the roaches started. From the tubs, toilets and sinks. Management was made aware and waited an additional 2 weeks before getting a pesticide company to evaluate and spray. The roaches continued and I asked to terminate my lease due to inhumane living conditions and was told I would be charged 25% of the lease, plus had to give 2 months notice, plus lose my deposit. I will be taking them to ...
court because I was forced to break my lease due to the roaches and this is disgusting. The maintenance guy told me himself before roaches it was mice in the complex.
Some people broke the gate and I found my car on blocks and management didn’t provide video footage to police stating “it was tooo much to go back annd search through the footage”…$9000 later and a $500 deductible I got my car back.
Either way BE AWARE. Do NOT rent here unless you don’t mind wasting time and money and cohabiting with roaches!!!

You don’t want to waste your time checking out this place. Nottingham Place truly sucks it’s simply gross. There is no up keeping I could almost swear ever since they built the place nothing has been replaced. Basically it’s in a deplorable condition. I would never ever come back. Air conditioning stopped working in the fitness room talked to the management when the air conditioning would be replaced or fixed she tells me it is too expensive and may take a month. Total disappointment. And ...

We've lived here about 3 years and, in general, really enjoy it. It's a nice, quiet life in pleasant surroundings with nice apartments and good maintenance.
Apparently, though, the landlord signed an exclusive agreement with AT&T to provide internet and cable service. AT&T compensates the landlord for this right. So if you move here, you have no alternative to AT&T, and boy, do they know it. And although we continually decrease our cable/internet services, our price is up by about 50%.

AT&T and Comcast are both thieves, but it is a terrible feeling to have no alternative to the service provider chosen by The Man.

I've lived here for over four years (but not for long) and have a lot of friends here. The rent has gotten over priced for the quality and age (20 years old) of the apartment buildings and units and the current market trends. The rent goes up every year (no matter what) and there is NO loyalty or consideration for being a quiet, good tenant who pays their rent on time either. The units have the original cheap white cabinets and vanities and they are falling apart all the time... the ...
management & owners keep having the maintenance men keep cobbling up the cabinets in order to keep getting by with them, rather than replace them (Cheap Owners). Don't be fooled by the photos either all of the countertops (kitchen & Bathroom) are old warn out Formica that have been painted with an acrylic paint to give the appearance of granite (not even close).
The manager is purposely shielded by his staff, so getting a chance to talk with him is near impossible. There is a big turnover in the staff for obvious reasons. I have friends who live in the Clubhouse building (same building as leasing office)... what ever you do, don't let them talk you into leasing an apartment there, because the hallway carpets (especially on 2nd & 3rd floors) are just plan NASTY & FILTHY (check them out) and most of the time there is a bad odor throughout the hallways. Kids (and adults) run up and down the echoing enclosed stairwells (all four) making loud noises and banging & clanging the metal handrails. The Garbage chute closets are smelly and filthy and are NEVER NEVER cleaned or sanitized by housekeeping.
The worst part is that management doesn't want input from their tenants period!!! There are NO periodic survey sheets given to Tenants asking how are we doing? Do you have any questions? Do you have any suggestion? or are there any areas of concern and/or ideas of where we can improve? You can't talk to the Owners or Manager in person. There are no suggestion boxes to place suggestions and ideas. There is NO email addres to send suggestions, concerns and/or complaints as an alternative option (management does NOT allow you to even email a staff member). Management truly just doesn't care about the Tenants experiences at Nottingham Place or any suggestions that you might have for improvment, they are only friendly, nice and helpful upfront before you sign the lease and after that a whole different ball game, after that you're just an inconvenience, pure and simple.

Lucas is great, every other person there is new and clueless. The turn over rate in this office is ridiculous. Nothing is consistent. Leasing consultant that got us into our apartment told us one thing, now it's completely different. When we moved in, we had to have our water heater serviced 3 times before it was replaced. Then the dishwasher. Then a roof leak that damaged the smoke detector...we didn't have a smoke detector for almost 2 months after that... Neighbors doors getting busted down by ...

This is really 4.5 stars. Cowgirl, "Sochi", was ultra helpful before, during, and after my move.
The APT itself is small but very clean. The hardwood and carpets were new for me; I get plenty of light. The stove and microwave are new and brand name. My only concern is the air quality. Smoking is verboten but someone smokes over my porch; and the main building had a definite smell of mold in the air. I don't go to that part of the gym because of it.

I've been a resident here at Nottingham for over 6 years now. I can honestly say this is the first apartment complex I've ever lived in. With that being said my experience here has been absolutely amazing. I moved from Michigan in hopes of purchasing a home but as you can tell I'm still here lol. The grounds are well kept and the amenities are awesome there is a 3,000 sqft gym here with personal trainer. I would definitely recommend this complex to someone else.
