March 10, 2026NOVO Las Olas does an excellent job maintaining a clean, modern image on social media; with a grandiose entrance in the Lobby, a well maintained coffee bar in the Mezzanine, impressive views from the Sky Lounge of Fort Lauderdale and a tropic beach vibe around the rooftop swimming pool on the 9th floor. However, after you move into the building you realize your high rental fees go towards that image and maintaining those areas for the Instagram photos and not actually maintaining or improving ...the quality of life for current residents. In the gym, it looks impressive on the surface, but you soon realize some of the equipment has been out of order for weeks, and none of the gym cardio equipment are connected to TV or high speed internet for streaming services (Netflix, Hulu, ESPN, etc.) while working out, which is a standard amenity for any modern day luxury hotel or apartment in the Greystar portfolio. After bringing this up with management, the response was "We are currently working with the appropriate providers/technicians to locate the issue and see what can be done to resolve this. We apologize for the inconvenience as we await inspections and feedback from those parties." which was 3 months ago. Whereas one can easily see at the back of the machine the cable and internet ports have nothing plugged into them. Furthermore, the building has been plagued with elevator issues, with one of four always being down, and at peak times two being booked for move in/outs, leading to extremely long wait times and overcrowding when the working elevator does come. There are some additional benefits and perks like the garage parking always having open spots, EV charging stations (although limited to only 3 at this time for the whole building), and covered dog park for dog owners. However, despite having a dog breed policy, the building can be found to have banned breeds walking around not well controlled by their owners, who obviously have taken advantage of the loose Florida Service Animal registration laws. From a sustainability perspective, the building only recycles cardboard for residents, with no support for plastic or aluminum can recycling. The building must be producing tons of needless waste a year. With the current rental fees increasing significantly at lease renewal, buildings being built around NOVO to block more of the views from apartments, and the poorly maintained amenities for residents, not many residents look forward to renewing their leasRead MoreReview from Apartments.com
