  • Property went downhill

    This review is to express my dissatisfaction with the incompetent handling of a persistent sewage smell issue in my apartment. The issue started around February 1st, and I reported it to the office multiple times, starting on February 3rd. Each maintenance visit concluded with the claim that no smell was detected, and my ticket was promptly closed as resolved without confirming with me. However, upon having a city inspector visit my apartment, it was confirmed that there was indeed an issue that ...
    required attention. Several days later, plumbers performed repairs under the building, which resulted in a slow reduction of the smell over the course of several days, yet it never fully dissipated and remained throughout the remainder of my lease. I even urged somebody from management to come visit the apartment, yet never received a response to that. I believe this situation was not handled with the urgency or thoroughness it warranted. Additional notes: 1. In 2016 when I signed a lease, I was assured that the unit was a remodeled unit and the carpet would be new when I moved in, but it was not. None of the issues I marked as "may need addressed or please fix shortly after moving in" were ever looked into or taken care of. Unit was not very clean upon day of move-in. I had to do a lot of cleaning to make it acceptable before finishing the move-in. Complex is showing its age. 2. Large portions of shrubbery have been removed over time and never replaced. Property is becoming bare and looks unappealing, especially for the current lease rates. After rain, mud accumulates onto the sidewalk and covered parking spaces due to a lack of adequate erosion control. 3. The dumpster area always has trash on the ground so it can be difficult to get to the dumpster to throw your trash in the dumpster without trying to step over or around trash. I know this is a tenant problem, but still. 4. Pest control - hardly ever saw them. They might enter the unit once a year. I have cameras inside and know when people come and go at all times, so this can’t be disputed. 5. Pool area - Grills haven’t worked adequately in years. They used to be cleaned daily, but haven’t in years. Pool maintenance at times can be questionable, but has gotten better over the past couple of years. Restrooms by the pool are kind of gross. 6. Sitting vehicles - Towing enforcement is never actually enforced. There are cars that have been sitting in the same spot for well over a year without moving.

    Quiet complex I like the quietness of this complex. Our side has minimal traffic noise, only the sound of kids playing at times. The neighbors are quiet. Maintenance has been very prompt with any service requests, and the office staff are friendly and helpful.

  • Objectively Unsanitary and Uninhabitable.

    My move in date was confirmed to be February 2nd, 2024. I began making preparations for the move throughout the month, taking inventory of my belongings and packing accordingly. Fast forward to January 31st, 2024 and I was notified by the same leasing agent that the property's maintenance staff had noticed a minor pest issue with the apartment that I had applied for. They offered to move me into a different unit, which would have required a new deposit, but due to the short notice given, the cost ...
    of the deposit and the numerous preparations I had already made for the move, it was not an option for me. They then assured me that they would be treat, monitor and try to amend the minor issue before I had to move in (which I can confirm they attempted to do). The issue I have stems from the fact that upon moving in on February 2nd, 2024, it was clear that the ENTIRE unit was infested with cockroaches. There was not a single room in the apartment that didn't have evidence of dead/living pests. I was told that there were only a few dead bugs in the cabinetry, which by itself is already a cleat sign of a larger infestation. The walls, the ceiling, and even the carpeting that I was informed was brand new had living, active roaches throughout the unit. I immediately made the leasing staff aware of this issue and they were swift to offer pest control services, but they can't be conducted until the Wednesday, February 7th, 2024, which would require me to leave all of my unpacked belongs in this roach infested apartment. As of writing this review, I have seen more roaches in this one singular apartment unit in the last 2-3 days than I have in the entirety of the past +24 months I've lived in TX. I have multiple documented videos of roach activity showing dead and living pests. Even if they offered a transfer, I can no longer in good faith trust that any other unit in this complex doesn't have a similar issue. They informed me after the pest issue was brought up that the previous tenants lived in the unit for 6 years and just vacated the unit in mid January, which only gave the maintenance staff a few weeks to prep the apartment. This means that either they did nothing to address this matter for 6 years or were ignorant to the extent of the pest problem, despite the frequency of pest control throughout the complex. Regardless, both scenarios feel extremely negligent. I can not in anyway recommend this community to anyone looking for an apartment in the DFW area.

  • Costing me Thousands of Dollars

    I would not recommend this property or property management company. As of me writing this review I am blocked and cannot contact these people to get my money that is owed to me. Long story short, my apartment was having all types of wasps visitors (I have video proof) day and night, and I told office about it and has a work order and I believe they came into my apartment and sprayed chemicals, I don’t know what they did exactly the first time. The second time I put in a work order I noticed where ...
    the wasps were coming from and put in a work order to have a wasps hive removed from the fire place. The office contact me and advised me to clear my property away from the fire place just enough for them to remove the wasp hive. I did just that as I have video evidence again. I was leaving town for a couple weeks I knew that maintenance would come remove the wasp hive. I have security cameras in my apartment to just keep a lookout just in case. While I was out of town, a vendor the apartment hires to do demolition work apparently came into my apartment and instead of just removing the hive, they broke the entire wall of the fire place. They did a whole reconstruction job but never once protected my property. I have presented the leasing office with proof they’ve asked for and they still do not want to take responsibility and have blocked me everywhere forcing me to lose out on thousands of dollars, forcing me to spend more money to find a definitive solution. Y’all will probably say go to your insurance company. Well apparently insurance does not cover a vendor coming into your property and hired by the apartment complex for a wasp problem. The team at the leasing office are liars and not willing to take responsibility for their mess.
