Apartment From Hell!!
August 4, 2025Avoid at All Costs – This Place is a Roach-Infested Nightmare Moving into the Oaks of Lewisville was hands down one of the worst decisions I’ve ever made. This place isn’t just poorly managed, it’s absolutely disgusting. The second we stepped in, it was clear the unit hadn’t been properly cleaned, inspected, or maintained. We had to file a maintenance request on day one, which speaks volumes. The smell coming from the kitchen was vile and relentless, no matter how much we scrubbed. I wouldn’t ...even store dishes in the cabinets out of fear of contamination. Roaches were everywhere! Not just the occasional bug, this was a full-blown infestation. We ended up throwing away our air fryer and blender just to avoid bringing these nasty pests with us when we escaped. It honestly felt like there were dead roaches embedded in the walls from years ago. It’s painfully obvious they don’t do a proper walkthrough before handing over the keys, and the leasing office staff couldn’t care less. They’re unfriendly, unhelpful, and act like you’re a nuisance for expecting a livable home. We moved in during May and we give notice within 48 hours! That’s how bad it was. Paying the early termination fee sucked, but it was worth every penny to get out of that hellhole. To make things worse, they brag about these "smart" locks on the front door like it's some sort of luxury upgrade. Meanwhile, the entire complex is falling apart and crawling with pests. Priorities? Completely backwards. Oh, and they sent emails expecting residents to replace the batteries in the locks ourselves, isn’t that what your understaffed maintenance team is supposed to handle? This place is a joke. No amount of air freshener, cleaning products, or wishful thinking can cover up how awful it is. I wouldn’t recommend Oaks of Lewisville to my worst enemy. Living here was nothing short of a stressful, unsanitary, and infuriating experience.Property Manager Responded

Major Repairs Needed
November 24, 2022When I moved in over a year ago, I discovered a massive leak in my ceiling every time it rains. I'm talking buckets. Since then, at least 6 work orders have been opened and closed, yet the issue persists. This is definitely not worth the price hike. I will say that the office ladies have been great to respond, just wish property management could actually get repairs done.Review from Apartments.com

She genuinely cared about my needs and after viewing so many different places, she made me want to call the Oaks of Lewisville my new home with out hesitation. Not worth it. Find something else.
May 4, 2022The apartment was not clean when handed over to me. I spent a whole week cleaning top to bottom. I still haven't finished cleaning the remnants from the previous tenants. The parking situation is horrible. Very few open spots. Forces you to pay for covered parking. They try to squeeze every penny out of you. They will add fees that are not mentioned in the lease agreement and threaten with eviction if you don't pay. The only reason it's so expensive is the location is alright. Other than that ...it's not worth the price. I've had something for a similar cost but twice the amount of space. The only reason I didn't go back to that place is because it's not near my job. And don't be fooled by the good reviews they got recently. They literally were bribing people with gifts at the front office. They had goodies to give to people who could prove they wrote a good review. If you notice the good reviews are all from around the same time period. Not a coincidence. And it's true the apartments do have a funky smell. Since the smells penetrate wall to wall from one apartment to the next. Apparently they also fumigated recently due to a major roach outbreak. Ick. The trash locations are kind of inconvenient to most residents too. You have to walk quite some distance depending on which unit you live in. Some of the residents also don't respect the picking up after their dog rule. Also, no ring cameras allowed. So if someone steals your packages tough luck buddy. I also don't see cameras on the property which is worrisome because you are left evidence less if a crime occurs. Also the gates never close. They have gates but they aren't used so anyone can come and go from the apartment complex at all times. Yikes. Everything about this place adds up to quite dissatisfying.Property Manager Responded
