Krista and Lily were extremely helpful and quick to satisfy my request. I needed a place to stay before my job start date and they quickly sorted it out for me within a week. All our questions were answered and our expectations were met. We love our apartment and the staff as well. The maintenance manager noticed a problem with my door and immediately called his workers to fix it. Thank you so much for your service, we will enjoy our stay here.

Do I recommend living here? No. The property USED to be a quiet, well kept complex but in recent months it has gone downhill.... Hallways. Staircases are DIRTY. You will see dog hair, Spills and trash on the staircases. Stains on the carpet. So Take caution where you walk. Dumpsters are always overflowing so people leave their trash bags laying on the ground. You will see trash and cigarette butts laying on the lawn AND sidewalks. And is maintenance doing anything about it? Nope! Apparently ...

there has been a change in maintenance so now all they do is drive around on their golf cart instead of keeping the property looking nice. Maintenance USED to go around cleaning up. But I never once seen anyone from management or maintenance walk the floors of the building. They raise the rent and can't even afford to clean the building, let alone the outside. All they care about is collecting the rent. They don't care about when you have a noise complaint. More than one email has gone out about packages being stolen from the vestibule. Has management done anything about it? Nope. This is place is a non smoking property, yet more than once I have smelled WEED throughout the halls and main lobby. Too many issues when your overpaying for a small apartment.

We're sorry to hear that your experience did not meet your expectations. Since your review was posted, we have continued to evaluate and improve many of our day-to-day operations. Our buildings are professionally cleaned each week, with additional spot cleaning performed as needed. Our trash and recycling areas are serviced multiple times per week to help keep the apartment community clean. We have also updated our package delivery procedures, so packages are delivered inside the secured entry or, when appropriate, to the leasing office for distribution to residents. We also take reports of lease violations, including unauthorized smoking, seriously and investigate concerns whenever we are able to identify the source so they can be addressed appropriately. My daughter, girlfriend and I moved him here at the end of 2020 and left after 1 year. We were happy until we decided to look for something with more space. The lease stated the carpets were to be cleaned before leaving. Professional cleaners in the area were all booked up and could not fit us in before the end of our lease. We reached out to management about the cleaning companies not being able to schedule us before the end of our lease. We were told if that is the case that Oakwood Hills would ...

do it themselves for $106 plus any stain removal. We spent HOURS cleaning the apartment before our lease ended only to receive a letter in the mail stating that not only were they keeping out $750 security deposit but that they were also charging us $1300on top of that to replace the carpet for supposed "stains". The "stains" that they claimed required an ENTIRE CARPET REPLACEMENT were the size of a dime (maybe smaller). when I reached out to the property manager, she actually admitted that her team DIDN'T EVEN TRY to get the stains out, they just decided to replace the entire carpet. Do not rent here unless you want to be charged $2000 when you move out. Thankfully my family and I took photos of the apartment before we left. We've sent them to our attorney. The $2000 charge for the stains they claimed were bad enough for a carpet replacement is laughable.

We’re sorry you had a negative move-out experience. Oakwood Hills confirmed the stains could not be removed because we didn’t want to charge you for cleaning and replacement. The carpet was brand new when you moved in. Unfortunately, we can’t simply cut out stains and patch carpet. Anywhere there was a stain, the entire carpet had to be removed and replaced. You were charged due to excessive damage caused by your occupancy. Sincerely, Management
