Months to fix a pot hole, trash in hall ways, dead animals along walk ways, unresponsive staff, flooding basements and hot water/heat that regularly goes out buillding or property wide - they will tell you "you didnt place a request for maintenance", im emailing you, theres no power, no heat, laundrys not working. Previous owners would understand this simple difference in communication and resolve it, apologize, regularly check in, send regular emails to touch base, youre lucky if the new owners ...

Go elsewhere, its not worth it. We're out as soon as possible because of Cabot Group. FRONTIER was a great management company.

Ever since Cabot group bought this property it has been going absolutely downhill. They are like a toxic disease on this property. They treat residents like second class people, won't pick up the phone and good luck getting anything fixed.
There was a recent flood in one of the buildings that started in a second floor apartment, soaked through the 1st floor apartment and went into the basement. They just dried out the extremely old carpets of the unit and treated the tenant who has medical ...

There used to be virtually no units available because it was a great place to live, with great neighbors and an affordable option. Now they have at least a dozen units available and everyone I talk to is planning on leaving. I've been here for a few years and I will be leaving when my lease is up. Avoid this place!

This has been my home for the past two years while I transitioned from being a homeowner in the village of Fairport to retirement and a move out of the area to be closer to family. The very first time I looked at this apartment, I knew that this was where I wanted to be. The beautiful mature trees, birds singing and the kindness of Debbie, the property manager quickly helped me in my decision. My apartment is spacious and comfortable. The lawn is beautifully maintained in the summertime and walkways and parking lots efficiently cared for during the winter.I have so enjoyed observing nature right outside my window. We have many different birds and animals that also call the land surrounding Oakwood Manor their home. There are beautiful green spaces and a flight of stairs that leads up to the canal path. If I didn't have grandchildren two hours away, I could imagine living here for a long time.

I have been living there for the past 14 months and have no strong complaints about living here. The layout of the apartment complex makes for a quiet living environment (outside of the occasional motorcycle that FLIES down Jefferson Ave, I live in the first building).
The location is ideal for walking, as its a 20 minute walk to downtown Fairport...its a ten minute walk to Dunkin Donuts/Gas station. Access to the Erie Canal is a nice touch and the surrounding housing complexes make for nice ...

I have never had an issue with management either...any time I needed help with something, they would usually show up the same day. Debbie has been a joy to deal with.
Only strong complaint I have is the smoking issue. I have neighbors that smoke right outside the entrance and the smoke comes into my apartment (and only my apartment). I have two small children and they are even at the point of despising it...we have to either close our windows and/or take our fan out of the window. I have a good relationship with the neighbors...but hard to tell them to please move somewhere else when there is no rule against it. They are well aware of it though because my children are to the point of covering their noses each time we pass them outside and they are smoking, lol.

Great place to live! Everyone is great! Friendly environment to live in! Debbie, the manager and the maintenance guys are great! I'm very lucky to love where I live! I have never had any problems the two years I have been here! I wouldn't want to live anywhere else. Debbie and the maintenance guys always get right back to me if I have any questions or anything!

I lived in a 1 bedroom apartment for a year and I couldn't wait to move out. There were smokers in my building that smoked right outside my window and the smell just came right in the window even if it was closed and made my apartment smell for hours after they had finished smoking. On top of that I had a leak in my bathroom ceiling and it took them almost 2 months to repair and repainted the damage and I was offered no compensation for having to deal with a messy bathroom for that long. maintenance people also did not clean up after themselves after they had finished their work. It also took them 10 months to fix the buzzer system. Other than that and the high prices this was a very nice place to live.
