April 30, 2026I hate this place beyond words. Everything is always broken, missing or closed. I pay entirely too much money to be told to just deal with broken elevators, missing lights, overflowing trash chutes, and a rooftop space that we can’t even use. The things you highlight to sell another room shoukd be things that are actually available to use to residents. Being kicked out of the rooftop pool area for reading on a sunny day? Ridiculous. And considering the state of my apartment whrn i moved in (no ...bathroom door, punched in closet door, molded food in every appliance in the kitchen, moldy carpet) it’s a wonder this place is still even open. Do yourself a favor- don’t believe the tour they give you. The Worst Apartment in Downtown Atlanta
February 13, 2026I'm a current resident at One12 Courtland. The sound insulation here is pretty much non-existent. I'm forced to hear my neighbors slamming doors, talking loudly, and watching TV at high volume every day and night. The security officers refuse to warn residents to be quiet at night, and they tell residents reporting the noise to warn their loud neighbors by themselves. The leasing office also refuses to intervene. Not only that, but the leasing office will try to make you feel bad about reporting ...your loud neighbors and will also try to pressure you into enduring the noise. Many of One12 Courtland's current residents are constantly noisy, and they also smoke in the stairwell despite One12 Courtland being a non-smoking apartment. In addition, the elevators here break down often, so if you live on the upper floors, you must be prepared to walk from the parking garage all the way back to your room, which is located in another building. Also, the parking garage's "secured" gate has been broken for months, and all of the vehicles currently inside the parking garage are vulnerable to vandalism and theft. I've personally seen one resident's car with its window completely smashed and its whole dashboard missing. Broken shards of car window glass are still lying across several spots inside the parking garage, which makes it difficult for residents using the parking garage to park without potentially bursting their car tires. My own car window was also smashed in this parking garage, but One12 Courtland took no responsibility for their security negligence. The criminal who broke my car window was never caught, and I had to pay for my car's repair all by myself. The fact that One12 Courtland's management company has changed three times over the past 2 years serves as more proof of this apartment's never-ending mismanagement. If you move here, you'll be forced to live with neighbors who are constantly noisy, expect no help from the security officers, and have the leasing office pressure you into staying silent about the apartment's problems. Do not move to One12 Courtland if you want even a minimally acceptable quality of life as a human being.Property Manager Responded

December 31, 2025I live in the 4 bed 4 bath and the apartment itself is really cute. Although the apartment is cute, our AC didn’t work for the first 3 weeks after move in (in august) and their solution while they fixed it was to unplug our dryer unit to add in a portable AC. So we didn’t have a dryer either. We also had to get maintenance to fix our dishwasher. There’s been a change in management and I’m not totally sure how it affected residents, haven’t noticed much of a difference. Over winter break most ...residents keys reset?? and I couldn’t get into my apartment without going to get the security guard to let me in. The people in the leasing office are generally helpful but sometimes they can’t really do much. if you are looking to live somewhere affordable that has some quirks but also good deals one12 is great! i will be renewing my lease despite the problems because ultimately they did get fixed and it is a good monthly rent.Property Manager Responded

December 30, 2025The experience is not that bad, but some things can be improved further. There should be some improvements in the elevators because people smoke in the elevators. And the smoke is always trapped inside.Property Manager Responded
