March 6, 2024I've been here for little over a year, and I love it! I enjoy how communicative the office is with their residents and help out any time they're needed. They keep areas clean, the landlords are cooperative, and the community always has something fun going on for the whole family. Great place to live!Review from Apartments.com
I'm so happy that I no longer live here
August 28, 2019The walls are paper thin. You'll hear your neighbors sneeze, cough, having sex, dogs whining or barking and everything you can imagine. The tenants here will have carte blanche to terrorize you with their noise. Very inconsiderate neighbors live at this complex and area. The worst was when a neighbor of mine would leave for work and their dog would bark nonstop for hours on end until they returned home. If you want peace of mind and quiet this is not the complex for you. However, the apartments ...themselves are nice and clean and modern. They will take your deposit when you move no matter how clean or well kept the place is when you leave. Being on the north side of the city they are not safe and attract a rough crowd including the tenants. I would avoid living here and anywhere on the north side of Springfield. Ye have been warned. Beware do not move to these apartments
June 18, 2019Move out charges are insane. They are trying to charge me for things that we fixed ourselves before we left. Replaced all lightbulbs, blinds, toilet seats, repaired any holes(keep in mind I have four boys and a greatdane) so yes small holes that I took the time to fill and sand left the apartment clean. Carpet was a little rough but nothing a good deep cleaning wouldn’t fix. Lived there for three years so the carpet seen a lot of traffic. I’m pretty sure they are supposed to replace the carpets ...after so long anyways. Long story I’m being charged over 3g. Over half of the list they gave me are things I had already replaced. Do your homework I’m not the only person being overcharged for things. I paid for someone to clean the apartment thoroughly before I turned in my keys. Pay the extra costs and go elsewhere. No security cameras people are getting their cars broke into. Multiple thefts. Including my wallet and my husbands truck. Homeless camp in the woods across the street. AVOID this place. Management
August 18, 2016The management has been a popular complaint but I want to say over the past 18 months it has improved vastly. They are extremely friendly and have always been right there to address anything that might arise. So props to MANAGEMENT! I live on the 2nd floor and I will have to say I have had 2 different sets of neighbors above me now and it's noisy. I can hear the shower running sometimes and can diffidently hear them walking, maybe they are all flat footed! Maintenance does a great job closing ...out your work request, most times the same day! I did have one occurrence where they worked on my deck and I was not aware they had been in my apartment to check my deck or to work on it. I brought it to their attention and I don't believe it will ever happen again. The amenities are wonderful, I do wish that you could access all of them all the time and I will elaborate. You can not access the theater or media room in the club house after the staff leaves of course or on Sundays. Other than that fantastic! As for the price, they are listed above! But you get a spacious apartment with all the amenities and you can have pets. You don't pay 1st months rent/last months rent and a deposit plus pet deposits which can add upwards of $2000.00 plus depending on where you are moving. So overall I think it's a pretty great deal! And yes it's NORTH Springfield but you can take the HWY around the city or the Bypass to James River there are options!Read MoreReview from Apartments.com
Not worth the money
January 20, 2016Worst experience I've had! The walls are very thin. I can hear the people around me using the bathroom (urinating, etc). I have had a banging pipe in my wall for over 3 months and they still have not fixed it. My water bill has gone up a couple dollars every month since I've been here. The final straw was when I came home today to find everything on my counter piled in the middle, with drywall and paint all over everything including my camera and laptop. And I'm missing medication from the bottle ...that was on my counter. I was not called or notified that anyone would be entering my apartment at all today. The management acts like they care and will work on it but we are just getting the run around. I do not recomend these to anyone. August 23, 2015Pet friendly community, lets you know when maintenance will be stopping by, gets repairs done quickly if anything isn't functioning right, alright view depending which way your balcony is facing, very spacious and lots of activities are always happening, has a pool, weight room, private theater, sport courts, and tanning options. However, if you don't have your own washer and dryer, the ones provided are a bit of a walk and there's only a few that cost $ so if any are taken or down (which happens ...often) then tough luck. The pool gets crazy crowded with kids, some of the neighbors aren't very friendly, and the location is on the opposite side of town than anything. Orchard Park, TLC
August 17, 2015LOCATION: Located just off the corner of Interstate 44 and the west end of town, Orchard Park has a great location appeal. It allows easy access to the major encompassing roads to get around town while avoiding the sometimes heavy midtown traffic. With a convenient store in stone throwing distance and a Wal-Mart right up the road. Located relatively close to Springfield Airport. AMENITIES: The amenities offered are nice enough. They offer a weight room and pool access (with a 45 dollar pass card ...purchase..) and a small projection screen "theatre" and game room for free. The weight room has a wide array of workout machines, though the tread mills are off and on in functionality.., and is almost never occupied. Also therein are two tanning beds which can be used an allotted amount of times for a fee (25 dollars for 10 tans, if I recall correctly) both of which are rarely occupied. And the theatre has older movie showings occasionally and can be rented out for parties (50 dollars a pop, which is knocked off next month's rent if left in as good of condition as you found it, pretty sweet.) The pool area consists of an L shaped in ground pool, a children's pool and plenty of excess layout space with provided pool chairs, all if which are well maintained. Though given the rather large community is almost always overflowing with people and children.. You'll have access to a small (half court, one goal) caged in basketball court, a general pavilion with stone grill and multiple grill pits scarred across the grounds. It is a pet friendly environment (especially aimed towards dogs) offering two (one small, one slightly bigger) community dog play areas. The office has a shake and coffee shop in it and decent sized lounge. The complex in its entirety only offer 4 washing machines and dryers (also requiring aforementioned poss card) which is a bit if a downfall, though all apartments offer washer/dryer hookups if you own your own. FACULTY: The staff have always been very helpful and pleasant at any given occasion I've had to speak with them. Nothing much more to say about that. COMMUNITY: The community has all types. Lots of active dog lovers and generally good people. Never experienced and crime nor vandalism in my stay here. July 15, 2013These apartments look nice are truly are nice, however it is not nearly worth the trouble. The cost is expensive and the management is the poorest I have ever dealt with. They will not ever learn who you are, they will not care about you at all, there is a large turnover of workers in the office and no one is on the same page or knows what is going on, all the people in the office are rude, I had a family member that was the head manager for this property and that family member quit in a short ...time afterwards due to the lack of coordination in the office, poor management on the corporate level and of the shady things that happened in the office. Do not rent from this apartment complex, I am trying to move out after my fist year here, but am having issues due to missing paperwork they failed to give me but said they did, with no proof, and are try to make me pay two extra months rent, everyone else I've talked to that lives here or has lived here has had some sort of issues with the management, thus you have been warned.Read MoreReview from Apartments.com
