Horrible.. I hate it here!! I used to love living here and was actually proud to say that I did. The things that are allowed now, although stated in lease not prohibited. There is no management accountability for residents being voiced to inhale marijuana from connecting apartments. They say it's nothing they can do because it's not a smoke free building.. But, marijuana is a different ball game. I'm forced to inhale this foul odor not just days at a time... I'm talking month binges. So please, ...

do not send me another survey on how you are doing.. Have a heart, be human, care about your residents!! Stop being the money hungry ruthless company you are!!!

Property Damage The response time was the best part of my experience. What I didn’t like was that my pictures and table got ruined because of my upstairs neighbor water heater busting. I had to have spectrum come replace my WiFi equipment because it got water damage. The maintenance guy was great but the damage is what sucks! And to make matters worse…it happened AGAIN this morning. I come home from work and noticed water is the same areas as the last time outside of my apartment, I walk in and ...

look at my ceiling and could see the water trying to come through. I walk out back, water everywhere, walk in the storage room and a puddle of water in there. I’m hoping this time around they fix the issue upstairs so this doesn’t happen again. If I had of been out of town or something and didn’t catch it, it’s no telling what would have happened. Rent here is not cheap and I pay my bills all by myself. The last thing I need to be worrying about is if my home is okay while I’m away. Please resolve this issue permanently so I can have peace of mind while I’m at work or away from home. Also I have an animal in here and I would hate for something to happen to my baby due to this issue as well.

I love it here Orchard Trace is very well kept. The grass, the bushes, the trash everything. You have any kind of issues, Maintainance is right there! It’s fairly quiet except for my neighbors upstairs in the evening. It sounds like they’re jumping or running through the place. They have nice plants but all the dirt ones up on our patio. Other than that, I have no issues with my apartment. I love it.

My daughter & I have lived here for 20 months. We both like the quiet area & nice neighbors. The staff here (Devin, Yhara, Rodney & Terry) are friendly, caring & helpful.
