Horrible Management

I lived at Overton Rise for 2 years and while I want to be fair, maintenance requests themselves were usually handled quickly once submitted, nearly everything else about living here was a battle, and management's attitude made it worse.
The fire alarm situation is the most absurd part. It goes off, ear-piercingly loud, an average of twice a month, often in the middle of the night. This has reportedly been a known, unresolved issue for over five years, other reviewers here have said the same ...
thing. Instead of fixing the actual problem, they send out a cheerful email afterward calling it a "false alarm" from "scheduled sprinkler inspections" and asking you to appreciate their understanding. I don't need an apology email. I need it to stop happening.
We also went through two weeks of a broken rooftop HVAC unit so loud our apartment physically vibrated day and night. We couldn't sleep, work, or function, and ended up paying for a hotel out of pocket just to function. Management's response was to tell us we were "noise-sensitive" and to keep promising it'd be fixed "tomorrow" for two weeks straight. We eventually switched units to escape it.
Beyond that:
- Weed smoke in the hallways on a regular basis
- Pool parties and loud music most weekends, and on weeknights well past midnight
- The elevator is out of service more often than it works
- Dog waste everywhere and it smells
- Forced Pavlov internet that you now must sign up with (mandatory)
- Trash overflowing by the mailboxes, and pickup is inconsistent despite paying a mandatory ~$30/month trash valet fee
- Exterior doors are frequently propped open at night, which means anyone can walk in off the street
The pattern I noticed is that management, especially EA, is warm and attentive during the leasing tour, and switches to dismissive and short with you the moment you're signed and something actually goes wrong. If you're reading the 5-star reviews here, most of them are about the leasing tour experience, not about actually living here. Those are two very different things.
If you're considering this property, ask current residents, not the leasing office, about the fire alarms, the noise, and how maintenance requests get treated once you're already locked into a lease.
