Palisades Surf City Review
February 1, 2026I’ve lived in this condo community since it first opened. After a recent change in ownership, the management team also changed, and the transition was sudden. That said, the new team has proven to be generous, thoughtful, and responsive. When an issue is submitted, it’s addressed in a timely manner. The common areas are a fantastic amenity year-round. The pool is always clean and especially enjoyable during the summer months. Overall, the community has a peaceful, tucked-away feel despite being ...close to Route 17. I’ve never witnessed crime or disruptive noise while living here. The on-site engineers who maintain the units are outstanding and kind. There are currently only two on site, but their work and professionalism stand out. The landscaping, grounds, and first-floor walkways are generally well maintained. Location is a major plus. Being able to walk to Harris Teeter is incredibly convenient, and the proximity to Surf City and the Topsail bridge adds to the appeal. Like any community, residents come from a wide range of lifestyles and standards. There’s a healthy mix of empty nesters, young couples, families, retirees, elderly residents, and people who work from home. That said, there are some areas that need improvement. The second- and third-floor stairs and walkways lack consistent attention throughout the year. The landscaping company is not contracted to blow out these areas, and the concrete on these floors is rarely power washed. Additionally, the buildings can be noisy depending on where your unit is located. The first two floors are particularly susceptible to noise if you have a neighbor with heavy footsteps, so choosing your unit carefully is important. Overall, it’s a peaceful and well-located community with strong management and great amenities, though there are some maintenance and noise considerations depending on unit placement.Property Manager Responded

January 18, 2023Will walk in apartment without notice to see if another cabinet matches another unit, or at renewal when they are looking at cosmetic changes to raise renewal rates again. $83.00 minimum water bill one bedroom. $25.00 per night/ per VISITING pet. $25.00 small inconvenient trash can everything must fit inside with lid closed, hardly holds anything. Need to be home to put trash out each night around 7pm, if you're not going to be home don't put it out before 5pm. Staff comes with a "better than ...everyone else" air. $12.00 app fee to pay online cannot opt out once you have anything at all that your bank does not authorize overdraft then app bans your echeck use. $6.00/mo to have payment reported to credit.
