Completely Horrible
August 26, 2025Please save yourself the trouble and find anywhere but here to live. The property manager and assistant property manager are horrible. They lie constantly. They lie so much they can’t even keep up with their lies. And forget any sort of communication. The only time they’ll communicate is when their lack of proper planning leads to 4 emails threatening to tow any car parked in front of buildings 10, 11, 12, 13, 14, 15, and 16 because they’re “restriping” the parking lot. That’s an awful lot of ...people to tell to park somewhere else when there isn’t even enough parking for all of us anyways. They’ll close work orders without actually completing the maintenance. So many units have mold. Dryer barely works but have no fear. They’ll come put a single damp paper towel in, run it for 5 minutes and say it works. Most of the time you need to submit the same work order at least 4 times before something is actually fixed. Trash piles up outside the compactor every Sunday to the point it spills into the driveway. Overall, this place is a dump. It’s getting worse by the day. June 24, 2025They say they fix your issues, clear the work order and its not done at all, they lied, and then you have to wait until its your turn. you pay alot of money to live there, the pool is green, kids with no parents out there, garbage all over the place, the dumpster is a joke and you pay for that, Rent payment is never the same and you get bills for other things on a separate invoice, don't pay it until you research it. the 500 referral is a joke to you never get that money, I know from ...facts, think twice about moving in here.Property Manager Responded

Don't rent here
April 22, 2025I’ve never experienced such unprofessional and incompetent management in my life. The staff at this complex are rude and completely unresponsive, and the property manager is hands down the rudest I’ve ever dealt with. I had to move my family out because my daughter started having allergic reactions to black mold that was growing on the ceiling right above her bed. We reported the mold multiple times over several months, and no one ever came to take care of it—not until the week we were moving ...out. By then, the damage to our health and trust was already done. This place is unsafe, poorly managed, and completely neglectful. If you're considering living here, think twice. Your health and well-being are not their priority. And if you think this is an isolated incident, just read the other reviews from past tenants. The pattern is clear—this company responds with the same copy-and-paste, insincere apologies, while the real story is in the consistent complaints spanning years. Don't even consider
May 21, 2024It's ok apartment I feel like we were overpaying every month. Forget about calling maintenance they won't come on top of that they never have a manager on duty. So they never have anybody to talk to when you have a problem. The only people they have in the office never can actually do anything always have to call a "manager"Property Manager Responded

Horrible Don’t Move Here!
March 12, 2024If I could leave a zero for this Apartment complex I would .we moved End Or July of 2023. My family and I came back from seeing a movie around 10:30 pm on 09/30/2023. However we were all getting ready to watch more movies in the living room until the kids go to sleep. Around 1:00am we heard a big “boom” noise. My spouse started checking everything around the house to see what that noise was! So I started seeing like a dust cloud come from the kids bathroom which is right by the front door only to ...see that the sink had a big whole with black dust in it. My spouse knew it was a gun going off being that he was in the ARMY. He instructed us to leave and go in the car being that he didn’t know if the shooter was still upstairs or not. Police arrived about 10-15 minutes later. On 10/1/2023 someone from the second floor shot into my Kids bathroom! I give the front office a call to see if they knew about the incident. I made it my business to go into the office and show the evidence that I had and what happened. When the manager smirks and say “your talking about so and so” ? Mind you my babies was near this and I didn’t find it funny. It took days for them to even give me a call. I was the one doing all of the calling and talking . So I felt disrespected and didn’t feel that my family and I was protected somewhere we pay rent . We moved out 2-3 days after the incident because people were dragging their feet and I didn’t want my kids there anymore . A couple of weeks after we moved out they sent us a letter stating that we owe $2,800.00 for breaking our lease agreement. We’ve reached out so many times to try and settle this and to see why we owe money when it wasn’t our fault . PLEASE DONT MOVE HERE THEY DONT CARE ABOUT ANYONES SAFETY BUT THEIRS!Property Manager Responded

Would Give 0 Stars
March 9, 2023I signed my lease on 1/6/23. On 1/7/23 I reported a clogged dryer vent. On 1/18/23 I reported a leaking faucet. It is now 3/9/23 and neither of the above reported issues have been fixed nor has any of the things listed when I moved in. I have emailed weekly asking for an update. I never receive a response. I have talked to the assistant property manager twice and nothing has been done. And today I spoke with the property manager and he basically told me to go fly a kite because they’ve reported ...it to the maintenance supervisor. The leaking faucet is causing mold to grow. Live anywhere else but here. This place is horrible.Property Manager Responded

Do not stay here
January 23, 2023When I initially signed my lease to stay here, they contacted me two weeks before moving in stating they needed to move me without any reason as to why. I agreed to this as they said my rent would stay the same price as what was agreed upon. This was not the case. They decided to move me to another apartment and charge me more and refused to go to the initial price even though they said they would and told me that they could raise it up even more if I didn't stop arguing with them. Not only that, ...but the apartment that they moved me into wasn't cleaned and was damaged from the previous tenant, and they didn't bother to tell me that they couldn't get to the apartment until the day I got there and already had my things packed up from my previous apartment. The management is really poor and they do not have great mannerism. The maintenance requests take two months to get done after putting them in. Also for someone like me who travels a lot for work and barely uses any water or anything, I find it quite odd for my water bill to never decrease in value, but always increase in value. I highly recommend you stay elsewhere other than here so you don't have to deal with the same crap that I had to.Property Manager Responded

Don’t move here
September 6, 2022The manager and staff are very rude, they get annoyed whenever you go in to ask a question/help or to put a maintenance request. The rent keeps going up each month for some services they don’t even provide like pest control, or water bill keeps going higher and higher. Moldy apartments
September 21, 2021If I could give this place a zero stars I would ! The management all the way up to the sunrise management group have terrible service. They had us living in mold I called the office on a Friday they said they would send someone out the next day well they hadn’t so I submitted a maintenance request and took a screenshot of it so I had proof to back up my statements. Well 10 days later they had someone come “look” at the mold and according to their lease they had 7 days to respond to a maintenance ...request. So I wrote an email stating we’d be moving out and I expected my security deposit back because per their lease if they break it they refund you the last month as well as the security deposit. Well then they tried putting me into collections for this matter. I then sent the collections agency all the proof and they dropped the “case”. So not only did they have us living in mold they didn’t return our money they legally have to return but they tried to put us in collections because we moved out. This place is a nightmare!!!! Also all of this happened as a result of them saying nothing was wrong with our AC and that it was cooling yet it was 78 in our apartment.Property Manager Responded

March 13, 2019Our community has routine pest control scheduled on a rotating basis, and our residents can request additional treatments if needed. While there are bugs everywhere, we work very hard to maintain a well cared for community for our residents.

August 17, 2015The Parc of Denham Springs is a nice, gated community. The staff is friendly, and is willing to help you in any way possible. The apartments are very spacious and cozy. There is tile flooring in the kitchen and bathrooms, carpet is everywhere else. The wooden cabinets are very appealing and deep enough to hold what is needed. The apartment comes with a washer and dryer, as well as your big household appliances. The reason I give this apartment 4 stars is because it does not contract ...internet/tv/phone services and charge themselves. You have to sign a separate contract with either DirectTV or AT&T... and the customer support that I have received from AT&T has been horrific. If this place would contract its own services, it would make it a lot easier to deal with.Property Manager Responded

The Parc at Denham Springs
July 29, 2015I have been living at The Parc at Denham Springs for 4 years. The complex is very clean and quiet. The cost of the rent goes up significantly upon each new lease. There is a choice of AT&T or direct tv for cable. I highly recommend direct tv because it is much more cost efficient and the customer service is by far superior. A washer and dryer comes with the apartment which isn't commonly included in most apartments. I plan to move soon only because with the consistent rent increase, I won't be ...able to afford it. I'm hoping I will win this contest so I will be able to continue living here.Property Manager Responded
