Terrible Communication and Zero Accountability
November 17, 2025It has been several months since moving out, and we still haven’t received our security deposit or even a basic update. We’ve reached out repeatedly, and every message has been ignored. The lack of communication is shocking — it shouldn’t be this difficult to get a simple response from management. This experience has been extremely frustrating. Timely communication and basic follow-through should be the minimum standard for any property management team, yet neither has been shown here. Potential ...renters should be aware of how difficult it can be to get any accountability after move-out. This situation has dragged on far longer than it should, and it reflects very poorly on how this place is managed.Property Manager Responded

Very Awful Place to Live
November 10, 2023I moved out of this complex months ago and was charged $700 for move-out costs with no explanation. I have called and emailed several times over the last few months to ask why and for an itemized bill, but never received a response. I eventually had to contact Avenue 5, their owner, directly. Their billing department sent me photos taken after I moved out. The images show a trashed and dirty apartment, which I did not do. I left the apartment completely spotless with no trash, but they are ...basically framing me claiming I left blankets, pillows, shampoo bottles, and trash. It's absolutely insane that they have to do this just to get a couple hundred dollars. Please do not rent here, I never had a pleasant time in the year I lived here. They have a very strict parking system and charge you for guest parking even. Their staff is not friendly - I once got kicked out from using the amenities because they did not believe I was a resident. It's more worth it to spend a little extra to live in a better quality complex than this one.Property Manager Responded

Poor management, Roach Infestations, and more :D
July 31, 2023Where do I start? I will say the apartment itself is not terrible; it is what you would expect from a 'budget' college apartment: drawers that don't work, scratched floors, outlet covers that have been painted over so many times it is impossible to find the screws, screw holes that have been painted over, you get the point. This is not my issue with the apartment however. My main issues came down to the entire complex being infested with roaches (pest control is "included" in rent, but it is ...impossible for them to actually service your apartment outside of the twice a year since maintenance requests are seemingly ignored.) When appliances stopped working, people would come to check out said appliance from a maintenance request, but would never fix it. There would be constant water and hot water outages for days on end. They also changed the rent portal halfway through the year which no longer allowed for me and my roommate to split rent, and had to pay via a check every month. (Not a big deal just a minor inconvenience that I think displays their hands off management approach) I probably would have not written this review after moving out except for the fact that 1 month after I have not received my security deposit. Furthermore, I was informed that the room has not even been inspected (even after calling previously and being told it would be inspected that day) and that the check for the deposit cannot be cut for another 3-8 weeks.Property Manager Responded

Please come into the leasing office to speak with our team and we can get your unit serviced as soon as possible! We have noticed an increase in residents dumping their personal belongings into the trash containers, and are working with Waste Management to increase our pick up dates to reduce the overflow. If you are noticing people that do not belong on property, please contact our courtesy patrol at 602-283-4827, or contact the nonemergency police.

Backed Up Sinks, Infested with Roaches, Many Issues
January 29, 2023This property needs a lot of maintenance. They are infested with roaches and have been for years. No matter what you do they always come back. The utilities go out very often as the property is old. Hot water has been out probably 10 times in the last year and most recently my kitchen sink backs up with waste water every time the people above me use their garbage disposal. Would not recommend. Charging Guests to Park
November 2, 2022This property has decided to start charging guests who visit. Out of the blue and not in the contract! $5.00 every time a friend or family member wants to visit and park in the parking lot. This parking lot is half empty every single day. October 31, 2022Frustrating. Living here is like living in a nature reserve for insects that few can tolerate. Roaches, termites, wasps are a common occurrence. Incompetent office staff who’s only concern is getting more leases signed. The on campus maintenance staff are the only reliable staff. No security, only the illusion of security with gates that are rarely functional. There are no security cameras anywhere except at the leasing office. This place is far from luxurious and repainting does not equal an ...additional $500 price hike on rent.Property Manager Responded
