Price point low - maintenance terrible

Unable to get dishwasher repaired for over a year. Trash accumulates in the halls despite "concierge" trash pickup. Really going downhill. Security doors are busted open and homeless roam the halls.Rat problem next to dumpsters. Could be a nice place if management did their job instead of promoting every type of user tracking and credit offers. Shareholders should reap not only the profits but also the liabilities personally.

Pencil Factory Flats has been a great place to live! The community feels laid-back and welcoming, and the location is perfect. Close to everything but still peaceful. The apartments are modern and comfortable, and the people here are friendly. It’s been an easy, enjoyable experience overall. I highly recommend!

We have had a horrible experience trying to get things fixed in our apartment. We have submitted several work orders for issues including mice, a leaking washing machine, and a broken dryer--along with other things. They have not addressed in any of the concerns.

Coming in, I had good expectations even though the reviews online were horrible. Once I moved in, I knew it was gonna be a lot of problems, but I still had hope. Into no surprise, I have not been able to get my sink fixed that has been weekend since I moved in, I haven’t received my mailbox key since I moved in. I submitted work orders and still no answers to those. I’m very disappointed because for the first time I didn’t listen to the reviews and they were true. I expect no better from real ...

Office and maintenance

Any serious maintenance issues are barely addressed. While ive lived here ive had my AC break about 5 times with the front office dragging their feet to fix it as well as literal mold in my unit they refused to fix aswell. After telling me they'd need to fix the door frame and floors damaged from water intrusion, they just put paint over it so I cant guarantee most of these units dont have mold that are just covered in paint

In the 15 or so days since I moved in, my experience with Pencil Factory Flats has been the furthest thing from satisfatory. Several apartment appliances were faulty, broken, or dirty at time of move-in, and no issue has been resolved as of writing this review. As it stands, I do not intend to recommend this residential community to anyone looking to move to Atlanta.

Pencil Factory Flats offers beautiful floor plans and is located in a conveniently central location to all major highways. The management on the other hand makes the living experience not so lovely. The staff changes frequently, they do not keep their word, lie about processes and procedures, only have two maintenance men for a huge complex, theft and crime are high. Greystar as a corporation does not care about their residents or our safety. They just want their money on time and any negligence ...
