Loud neighbors
June 29, 2025Our upstairs neighbors are the loudest people 24/7. We have asked the office to talk to them numerous times with no relief. We never feel heard or believed from the office staff even with video proof. It is a beautiful property with lovely amenities, just prepare yourself for neighbors who don’t respect any kind of quietness. We have resorted to leaving the apartment at times just so we can have some quiet. When working 40-60 hour weeks, and the only time spent at home is full of stomping and ...nonstop noise, it makes it a stressful environment. The maintenance staff are great and always help quickly. Britney is always lovely and helpful. I just wish we would feel more heard from the office on our issues. Overall it is a beautiful apartment, good location, good amenities, etc. The loud neighbors ruin the ability to enjoy the space fully. Four am wake up calls from stomping are not appreciated, not entirely the office staffs fault.Property Manager Responded

Bribe tenants to leave positive reviews
February 12, 2025Per a text received just today (one of many every few months) tenants are offered a gift card to leave a review mentioning a staff member who goes above and beyond! Take any positive reviews into account before renting their property. Maintenance are the only competent staff and they cannot retain office staff to save their life as it’s constantly rotating. Great level Customer Service
February 12, 2025I rate this complex 5 stars! They are quick to solve maintenance requests. Hannah does a good job on following up. I had a microwave that needed to be replaced, I called the office and she emailed me back within that day. I would highly recommend living here!Property Manager Responded

Wonder place to live

February 21, 2024I moved from Alaska to Spokane I was able to pay and get a place all online. When I landed keys and a note was on the door welcoming me.I love how safe it is to walk around. How I can hike on the trails or just take my dog to the park. They host a lot of events also. Food trucks and ice cream trucks in the summer. Very Clean
February 21, 2024I’ve lived here for a few months and one thing I can say is how clean it is. The dumpsters always have room (unless someone puts big items in the dumpster that shouldn’t like mattresses). The parking lots are always plowed and swept. Their maintenance team is top notch it seems like they are never under staffed. Anyways it’s a very clean and quiet complex.Property Manager Responded

Current residents pov
February 21, 2024Pine Valley Ranch has been such a sweet apartment complex. It’s a very nice community with awesome walking trails, dog park, and I personally enjoy the fitness area. My only complaints are the parking, and the washers and dryers. There’s not enough parking for the amount of apartments, so sometimes you’re stuck parking a long ways away. Which sucks with groceries and babies. And the washers and dryers are very loud, cheap, and take multiple attempts to dry clothes. So, no fun. February 21, 2024My husband and I have lived at the Phase 2 of pine valley ranch while waiting to buy and home but I got to give it to pine valley while we’re waiting this has been a home for us from the amazing staff to the great amenities it will definitely be hard to say bye when the time comes. :,) recommend 10/10Property Manager Responded

February 21, 2024PVR has many ammendmenties such as a pool, gym, community garden, and many more family friendly activities to do. This apartment has been fair and helpful. Enjoyed my stay here
March 31, 2023my husband and i have enjoyed living at the pine valley ranch. everyone at the leasing office is amazing and super helpful especially kaitlyn. i’ve also loved the area. they have little trails you can walk on and the amenities this place has, has made it that much better!! we stayed in the newer phase and the apartments are so beautiful and modern. there is also tons of parking so you don’t have to be forced to pay for a covered parking spot.
