November 3, 2021When I went to move out I started to remove the furniture with my fiance a few days before, when I went to the apartment for the last time to check if I had forgotten something and to clean the apartment I noticed that someone had come in there and broken the balcony of wood in the kitchen, immediately I sent an email to the manager with the picture asking what was that, because when me and my fiance left the apartment everything was ok and when we came back the balcony was all damaged. The ...manager answer and she was very rude, without any professionalism, she said that no one had come in there and that she threatened me to charge a fortune to move out from there. I was never late for any rent payment and I said I would pay what it would be fair, then she said that she would send the bill to the lawyer and that I would have to pay the fees. I took a picture of how the balcony was when I arrived with my fiance there, but even so the manager denied that they had entered the apartment. This was the email I received one month before I moved out: " It seems as though Carmen already emailed you an estimate for what your move out fees would be $679.16. that would be an additional $200 for treatment. She also said that all of your move out fees would be due for 5/20." So I was okay with that, but Carmen sent the bill to the lawyer (on purpose) and they were charging me 1750.00, total. Besides Pleasant Spring isn't a safe apartment, Carmen F. the Manager is totally unprofessional and in the end charged me almost $2000 to leave. I don't recommend Pleasant Spring because starting with the manager they are dishonest, they make it easier for you to move in and then when you move out they charge you something surreal that even for renovation would not be that value specially for 1 bath 1 bad apartment which was my case.Property Manager Responded

Honestly, we are baffled you have posted things that are in such opposition to the actual events documented in emails. We are surprised to hear that you are unsatisfied in having to pay an attorney when we simply complied with requests we received from you, via email, to do just that. We are unable to discuss items in this forum with you , but you have the attorney’s contact information and can reach out to them directly. We wish you well.

Do Not Recommend
February 17, 2021They lied about no-smoking policy, no enforcement whatsoever. People smoking on playground, breezeways, and balconies all the time. Unit smelt very strongly of cat pee upon move in. Windows were very old and wasps and mosquitos constantly got in. Neighbors dogs barked constantly late at night. Internet is a shared connection between multiple apartments, so it gets terrible often even though you are paying a lot for it. Dog park and grounds full of dog poop. Your water bill is a shared for the ...community, so if your neighbor uses a ton and you use little, you still have to pay for theirs on your bill in the overall average. They have you pay a "lease intitiation fee" upon move in instead of a deposit, so you get no money back when you move out, and they charge for carpet cleaning, paint, and other "damages" when you move out, even if you leave it freshly painted and spotless. Police were there several times arresting people and for domestic disputes. You have to pay for grounds maintenance every month and they leave grass clippings everywhere and all over your car if you park near the sidewalk. Pool was closed many times due to broken glass or other contaminants.Property Manager Responded

In those emails, when an issue was brought to our attention, you graciously thanked not only the manager but the entire team for resolving them. Please know that credit plays a big part when paying a refundable deposit, but either way, it is all disclosed to the resident prior to their signing the contract. Indeed, they are sent information that clearly states which amounts are refundable and which amounts are not. In any case, our members' comfort and satisfaction are our top priorities, and we'd love nothing more than to clear up any misunderstandings you may have regarding our homes, amenities, and/or the terms of your lease. Bad Service
November 5, 2019The place is nice. But the management is not. They will not put the tenants first. When something goes wrong they put it off for weeks at a time. Unless you don’t care about good service, really think about your decision.Property Manager Responded

Horrible Experience! Please read this before renting from them!!!!
November 12, 2018Horrible. I requested a walkthrough before I left and they said they couldn't leave the office. I scheduled one for the next day and the manager didn't show. I then received a letter from an attorney/ collection agency demanding over $1200 for back utilities and damages to the apartment. I paid my rent and utilities every month on time but after my 12 month lease was up I was not allowed to renew my lease. I paid a ridiculous amount for my utilities. I now live in a house in American Fork and ...still don't pay as much for utilities here as I did there. Former tenants should get together and class action them for over charging for utilities.Property Manager Responded

DON'T MOVE HERE
April 5, 2018I wish I could leave less than 1-Star. The absolute WORST place that I have EVER lived. Seems dramatic Good. I wish I could sit every person down that is considering moving here and ask that they trust the reviews on this one. The newer management has done a great job of collecting positive reviews from a handful of people, but make sure you look at all of them. I would recommend filtering by 1-star. They lied to us about so much and were the worst in our moving out. We gave them a 30 day notice ...and they accepted that over the phone but didn’t track that information so they’ve admitted to having that notice but won’t accept fault. They said we were required to give a 60 day notice instead which is included in the contract so we understood that, but instead of saying that to us when we gave the 30 day notice, they let us move out and then sent us a letter for $5,000. They claimed we damaged the carpets and walls and oven and we had cleaner the building spotless before moving out. It’s almost as if THEY DID THIS TO SO MANY PEOPLE IN AN EFFORT TO REMODEL MANY OF THEIR ROOMS AND NOT TAKE THAT OUT OF THEIR POCKET Because we refused to pay those absurd charges, they sent us to collections. Most beautiful place I've ever lived in besides a house!
September 28, 2015Me, my wife and my son just moved here from Florida and we could not be any happier of our choice of living. My In-laws referred us to Pleasant Springs Apartments and it was the best move for our family. 1. Because it was right in our budget and everything from cable, washer and dryers, phone line and high speed internet is included! We have a beautiful fire place in our home and our view is just beautiful from our veey spacious balcony. We have tons of storage space and this place was just a ...blessing! We are so pleased with the front desk staff. Any thing we need they make sure it's done. The customer service is wonderful. Great choice, great environment & great deals!
September 28, 2015My husband, my son & I just moved to Utah all the way from Florida and we were referred to Pleasant Springs Apartments by my parents because they once resided here and boy was it a blessing to just make the decision to come view a unit! Beautiful community, breathtaking vaulted ceilings, all the rooms are huge and the space in these units are insane! All units come with washer and dryers, microwaves, cable, internet and landline phone service! The chose to live here was a no brainer!!.. Just ...beautiful! And most of all the customer service is outstanding! I would refer anyone to these apartments! January 22, 2013The outside of the complex is BEAUTIFUL with an amazing iew pretty much from any building of the moutiains all the way around. There's a pool, playground and its perfect for taking your dogs for a walk. The inside of the apartments are pretty basic, but spacious. There's a decent amount of storage space and a huge laundry room! There's also a good sized deck/patio with additional storage space. The location... you couldn't ask for a better location. It's like a 1 minute drive to the freeway, and ...right around the corner from the grocey store, but not close enough to either that any noise will travel to your place. Mostly Good
March 28, 2014the place is great and spacious the staff is awesome and the grounds are well kept. the only draw back is having to pay for their internet tv and phone service. Let's be honest hardly anyone uses a home phone so why make us pay for it? Second I wouldn't mind the internet bundled in, whatever but the speed is terrible. that is really the one and only huge drawback, so if you are a huge gamer or streamer beware the slow internet. I mean come one it's 2014 can we please get some decent internet? If ...you don;t mind having to pay for these services which are A not very good or B something you will never use then this place is awesome.
