Negligent Management and Lack of Safety - Dirty Complex
July 11, 2024It is impossible to get ahold of anyone in the office, and if you do, they will not speak English. They never answer phone calls or emails. They tried to lie to me about things in my contract as well, to try to add more fees to my lease. I almost had to get my attorney involved. The complex is also filthy. Everyone here has a dog, and no one cleans up after them. All of the common areas are full of dog poop and trash and smell disgusting. There is dog hair and dander all over the halls. I- as ...well as everyone who visited me- got severe allergies and my air filter was full of it. I do not have pets. The gate is also always broken, so strangers park in the garage. It is not safe. I saw several break ins while living here. There is nothing "luxurious" about this place. All of my neighbors were loud, and the hallways reeked of weed. The elevator in my building was also always broken. It was so horrible I chose to end my contract early, and they are still refusing to send me $1k they owe me in security deposits and other fees I am owed.Property Manager Responded

The money was used for cleaning and/or repairs required to restore your apartment to move-in condition. Awesome!
April 16, 2019I strongly recommend Portico apartments to the world. It is a great environment. It has an awesome front office and maintenance group. Diane,and the rest all made my stay here very comfortable. Neighbors are all very friendly. The community offers a lot of activities to enjoy. Location is great! The parking garage offers plenty of parking. This place is clean a tidy at all times. Nothing to worry about, just move in and start enjoying life at its best. Great For Families
April 11, 2019Would highly recommend families move to Portico, great environment and awesome front office/maintenance. Diane, Samantha, Natalia, Shawn, Justin, Carlos and everyone else you get to know on a first name basis all made our stay here great. Neighbors are all cool and the community offers a lot of activities to enjoy every month. Location is great to say the least and the parking garage offers plenty of parking, major plus. HORRIBLE
July 8, 2018I love the property but very unprofessional management including the manager Karla. Ever since the first day of application everything has been a mess with incorrect information, losing papers that we turned in. Additionally they are quick to email and make a phone call for “insignificant” situations but when you would like to speak to the manager she avoids and just sends an email. Why don’t you worry about SIGNIFICANT issues with your community like drug dealing in the buildings, people who ...don’t live at Portico using amenities which they don’t pay for and I can continue. Ive contacted corporate office since management cannot resolve or confront “insignificant” situations. Not even corporate has given me a phone call or email in return. Has the potential to be great
February 9, 2018Overall Portico is a wonderful property that we love. Very modern styling, beautiful amenities and a great community. Most members of the staff show a true sense of caring and above-and-beyond service. One member specifically (Keaton) is a shining example of the Richmond Signature Service. She is always helpful, has a great attitude and goes out of her way to help however possible. Unfortunately, she was transferred to another property for a short period, but we are overjoyed that she is back and ...helping to keep Portico running smooth (it’s just not the same without her). Despite being brand-new, there are numerous items around the property that are in need of repair. Community items such as gates and doors not locking/closing, trash and broken glass laying around property, stains on carpets, walls needing patchwork and repainting. Even though we are a smoke-free community (which was one of the main reasons we selected this location), several of our neighbors smoke on property which detracts from its appeal.Property Manager Responded
