I was the first and only tenant to ever live in my unit at Ranch Creek Living — a brand new apartment, never previously occupied. I paid rent on time every single month, carried renters insurance, paid a monthly damage waiver, gave two months written notice, deep cleaned the apartment before leaving, and documented the condition with 55 photographs on move-out day.

I was the first occupant and left no damage. When I called to dispute the charges, I was told my deposit would be returned on a timeline that does not comply with Texas law — a timeline that contradicts their own signed lease addendum. Their Community Manager sent me three emails over three months acknowledging the money was owed. I never received a single dollar.
I filed in small claims court. They did not respond to the summons. A Bexar County judge found that Ranch Creek Living acted in bad faith and awarded statutory damages under Texas Property Code § 92.109. I have recorded the Abstract of Judgment with the Bexar County Clerk, placing a lien on their property.
If you are considering renting here, document absolutely everything from day one. Know your rights under the Texas Property Code. And understand that getting your deposit back may require you to take them to court — because it did for me.
