December 21, 2022I moved in August, everything was going to be normal right? WRONG. The first day 15 cockroaches welcomed me to my new home :) Every day that followed after was a minimum of 10 roaches that would make their appearance. Oh, and there was mold! They came out to confirm it was mold and did nothing else about it after. I requested to break my lease in September, no response. I went ahead and paid for the month of September, even though I moved out September 4. They NEVER responded to me about breaking ...lease, fixing the mold situation, or getting rid of the roaches. They've had multiple shootings
August 3, 2022The gates haven't worked for most of the three years I lived here. If you don't have any other option it's not too bad though. Just be careful about walking around at night. You should also develop some handyman skills b/c their team is overworked and understaffed.Property Manager Responded

Terrible management

Awful
August 28, 2021Me and my roommates moved in 2 weeks ago. We signed our lease last year because we were told it was nice here and the tour made it seem great. It is actually awful, and the worst place. On move-in day I was told my carpet needed to be replaced and that they were going to come by and do it that week, so in 2 or 3 days after I moved in. They ended up not coming and fixing it and I didn’t get it done until a 3 days ago. When we moved in, our place was filthy. Nothing was cleaned and there were dead ...roaches found in our apartment, which we still find bugs till this day. Also, there were underwear and food left in my drawers and my toilet did not have water in it, which it wasn’t working. Maintenance doesn’t come in a timely manner and nothing gets fixed. Then, today we were sitting in our kitchen and there was a loud knock at our front door. When we looked out our peephole, there were 2 random guys standing out there. We were not notified by Redpoint of anyone coming to our apartment and doing anything, so we were suspicious. The 2 guys continuously banged on our door and even tried to mess with our lock to see if they could get it opened. These guys also didn’t say anything like carpet cleaning or maintenance or for anything of that matter. Not to mention we were also told by some people that lived here that people were going by doors and trying to act like maintenance so they can get into peoples’ apartments and they were caught with stealing. Redpoint obviously didn’t say anything about that either. Anyways, we started getting nervous and so we ran out our back door to the clubhouse to talk to someone and tell them what’s going on. They made us feel like the stupidest people. They told us that we shouldn’t worry that it’s just the carpet company, but I just got my carpet fixed a couple of days prior. There is a lack of communication between the 2 companies, so Redpoint doesn’t know whose apartment the company has went to or not. Also, we just got an email this week saying the pool will be closed for 4 weeks due to upgrades. They could’ve done it a little later, not in August when everyone wants to be out there and were paying for it. It is just an awful place to live and I definitely do not recommend living here ever.Property Manager Responded

Personally wouldn’t live here again
June 8, 2021The first year here was great, minus the bug problems we kept having. I can’t tell you how many items the air went out and how long it took them to actually fix it. Management takes forever to respond back to any problems. Some of the staff is helpful and the other half is clueless. The fees they give are ridiculous. The best thing that came from living here is my roommates. Otherwise, wouldn’t recommend.Property Manager Responded

DO NOT LEASE!
July 11, 2018This has been the worst experience for my daughter. STAY AWAY. This last month water, sewage, and electric bill was $244 for just her room. That is a total of $976 for the whole apartment. That is more than I pay for a large home. Sewage alone was $364 for the apartment. When my daughter was looking at apartments, they said that the utilities would be between $50 - $80 at the most. They were way off. When someone calls, they just say to call the utilities company and wipe their hands free ...of it even though they came up with the formula to charge each apartment. Corporate doesn't do anything about it as well. Water and sewage is charged for the whole building not just one apartment. If someone leaves the water on in another apartment, all apartments have to pay for it. That's not fair. Besides the utilities, it is not a safe complex. Last month, a gun went off right outside my daughter's apartment and the summer before someone was abducted in the area. The apartment was also invested with coach roaches when they moved in. The apartment was dirty and had to be cleaned by us before they even moved in. PLease don't rent from this company.Property Manager Responded

Good Riddance! No response/additional fee
July 10, 2018Mr. Moore, Two weeks ago I spoke with Garrett regarding the 62.15 which was taken out for utilities. He verified that we did not owe that because my daughter turned in her key the first of May and signed a form stating she would not be responsible for any further utility costs. He assured me it would be taken care of by the end of the day. A few days later, the utility amount was withdrawn leaving her July rent short. I had hoped common sense would prevail, but just in case, I sent two emails ...through the system regarding this issue with no response. I realize I have only my daughter’s word- which has served me well- to argue my point, but it seems only fair and reasonable to me- a reasonable person. Should you choose to insist that we owe the money- I see two options for your thinking-you either call my daughter a liar or you have poorly trained staff who make these statements to students whom you are already fleecing by their need for housing at USC. Never Live here
January 19, 2018The village does not let residents move in to their apartment for a month in order to make sure they the apartments are fit for them to move in to. On my first day I walked into a dirty apartment with bugs every where, even on the ceiling. The fridge only had half its shelves, the door would not lock properly and the dish washer would leak foul smelling water every time water was run in the kitchen sink. These were just some of their problems. It also took forever for the village to do anything ...about these problems. They say the bug guy would come in a couple of days but it took over a month. I took them almost two months to fix the dish washer even though sewer water was flowing under the island. It took five months to fix our lock. HORRIBLE- insanely high utilities, roaches, broken appliances
November 2, 2017Overall a horrible, horrible place to live. You will get scammed out of your money, with utilities between 80 and 180 PER PERSON each month. Even when no one was living in our unit this summer (yes, that is how much we hated living there), we STILL got a per person utility bill of 40 dollars a month, roughly. We have had a cockroach infestation for over a year now, and the Village doesn't care at all. We went without consistent running water for 3 months(showers cutting off multiple times daily, ...broken dishwasher) and with a broken dryer for 4 months before they finally gave in and fixed the problem after months of us calling daily about it. Still, we have been charged high bills for water and electricity these months, despite our situation. Someone was shot in the parking lot in May, and in August a girl was kidnapped. THIS PLACE SUCKS
October 27, 2017I HATE THIS PLACE SO MUCH! This is my fourth year signing at the Village, and it was great the first year. The second year it was fine with a couple issues, but nothing major. The third and fourth year are tragic! They never take care of maintenance requests unless you yell at them multiple times about it, the office staff is terrible, and no one that works here takes care of their residents. They literally don't care AT ALL. I had to act like a little kid and get my mom to call them to yell at ...them (since it was originally her name on the lease and she pays my rent) because they wouldn't listen to me when I needed something fixed in my apartment. For example, the doors have electric locks, and the front door lock was broken, so we couldn't lock or unlock our door with the key. My roommates and I, three females, had to worry about having an unlocked apartment at all times because no matter how many times I called, they never came to fix it. They finally did, but we were having to climb in and out the window to get in if the door was locked that day or something. Plus, the area is very sketchy with a high crime rate, so you can imagine how terrified I was being a girl that I couldn't lock my door when I left my apartment. Don't live here!!
October 2, 2017Living here was fine from fall 2016-spring 2017. It's overpriced for the area, but I didn't have too many complaints last year. However, starting with the new management in 2017, it's been absolutely awful. The water constantly shuts off (in the middle of showering) and when it's on, the pressure is extremely weak. We've had a broken dryer for the past two months and nothing has been done about it, even though a working dryer is contractually guaranteed to us through our lease agreement. There ...are countless other maintenance issues that are repeatedly ignored by the completely incompetent maintenance team. The pool has also been green and unsuited for use since Labor Day. There's also been a substantial amount of crime, including a kidnapping and a fight in the parking lot on the weekend of September 24th at 3:30 in the morning, which I actually called the cops to report. The corporate bureaucracy makes it impossible to get any changes made as a resident here; we've tried. Now we're stuck in a lease at an extremely overpriced apartment complex with a useless management team under the supervision of a company which continually takes advantage of its leasers.Read MoreReview from Apartments.com
