        Toured the apartment complex and talked with several residents who all said the same thing, poor construction is the result of very noisy neighbors and high utility bills. Looks nice from the outside and pictures online but once you realize it’s mass production quality, you’ll quickly be looking elsewhere. I would also be skeptical when an apartment community offers 2 free months and an additional $500 off to lure you in. This community has been completed for several years and never seems to get ...
        past 60-70% occupancy due to unrented apartments and quick turnover, both concerning signs of poor management, marketing, pricing, and ownership. This is an honest review from an actual prospective tenant trying to help my fellow apartment dwellers.

We do want to clarify that several statements in this review are not accurate and don’t reflect the actual experience of our residents or the facts about our community. Our construction meets all current building codes and standards, and noise concerns are not a common issue reported by residents. Utility costs vary based on individual usage, but we do not have unusually high averages compared to similar communities in the area. Regarding occupancy, the numbers mentioned here are incorrect. Our leasing activity and resident retention remain strong, and our current occupancy is well above the figure stated. Like many communities, we offer promotional specials, but this is a standard industry practice and not an indicator of management quality.       • Renters - Look Elsewhere

        The units, grounds, and amenities are all fairly brand new (Jan. 2025) and beautiful. However, if you have any issues outside of routine maintenance, expect to handle them yourself. Revel Greensboro management is only good for sending out pleasant emails reminding residents to pick up after their dogs, not speed, and not smoke on the grounds or in the units. Madison, Revel’s community manager, has stated to me that “they have to watch their tone” in regard to contact with residents and ...
        enforcing rules. As a current resident here, the email niceties have no impact. Residents here do not pick up after their dogs, speed through the parking lots, and smoke cigarettes and marijuana openly. When these issues are brought to management, they will task you, the resident, with taking pictures of other residents “in the act.” Management frequently falls back on having the resident contact non-emergency law enforcement in order to resolve issues with other residents. If you believe another resident has violated a clause within the lease, expect to have to send numerous emails to management in order for lease violations to be sent out. In regard to the clubhouse and pool areas, residents are allowed to have two guests per unit at a time. The clubhouse is not available for residents to reserve. Management utilizes the clubhouse for events hosted by them. Madison has also stated to me that “there are things that go on behind the scenes” after I inquired how the issues I stated above would be remedied. Revel residents can expect speed bumps and/or traffic signs (at some point in the not so near future). If you are thinking about moving here, do not. Revel Greensboro units are far too expensive for the issues that I stated above to be continuously reoccurring. It should be noted that I only disclosed a few of the ongoing issues, there are more.       • Listed as luxury, but SO lackluster

        January 16, 2026
        Not at ALL smoke free. Management does nothing to address the persistent smoking problem, or any problem for that matter. Units have code violations that maintenance writes off as being “new build quirks and will work themselves out once the building settles”. No one picks up after their dogs. Management has time to make social media videos but not enough time to hold tenants accountable and make this place an enjoyable living space. Would recommend looking somewhere else to live.
