BEST IN THE WEST
September 4, 2025I toured several different complexes and found River Oaks to be the best bang for the buck. It is on a good side of town. One of my choices was a new luxury complex but it is located right in the middle of a lot of homelessness and shootings!!!! Other complexes were outdated. River Oaks was a nice middle ground choice for me in regards to budget and location and overall quality. I came for a tour and was very fortunate to have Tonya show me around. Very knowledgeable and pleasant and ...patient. She helped me do all my online business. I could not have asked for a better person or even found one anywhere!!!!! I have lived in Hanford for 30 years and this is my first time renting again in over 25 years and so I am familiar with the area and with the renting experience and know that I made the right choice for me and found the best fit. I find the size of River Oaks to be just right so that you don't feel overwhelmed. All of the staff was pleasant and I thought that the fact that all work orders for issues in your apartment are handled within 3 hours to be just amazing!!!!!!!!!!!!!!! February 11, 2025Picture are made to look good! Once you walk them in person it's a lot different. A lot of the apartment are left with heavy pet odor. Maintenance does thier best your better off YouTube how to fix it. Office cares that money is on time. They will paint a picture that they care to make sure you pay on time. Save your time and money. August 8, 2022If I had the time and energy I would make like a town crier on my hands and knees outside of the complex imploring people with all the despair I could manage to not waste their time and money here. Absolutely awful. No air conditioning, outdated kitchen with a stove from the 50s that’s more like to catch fire than cook a dinner. So small that in the rooms you have to pick and choose what’s more important. You ah e to decide between your bed and a tv in the bedrooms, and in the living room you ...have to choose between a couch and coffee table. River Oaks
September 1, 2015I have been at River Oaks for several years. Here are the pros and con of living there: Pros: The location is good. I am in walking distance to a small shopping center. It's a short drive to the main streets in Hanford. The complex is normally very quiet. I live in a two-bedroom apartment. It's a good size apartment. Maintenance staff is very helpful and friendly. There is also pools for the residents and a small gym. It is a gated community so around 7pm, they close the gates. I believe all ...apartments come with outdoor space, so renters either have a balcony or a patio. You can also rent a garage and outdoor storage space. And they allow pets, for a fee of course. Cons: If you are looking for a high-end apartment, please continue to look. The "granite" in the kitchen and bathroom stains easily. The walls are too thin, and they waste a lot of water on the grass. We are in a drought, and I don't see them being more proactive in reducing water usage. There isn't a lot of parking spaces so their solution is to begin charging renters for parking spaces. Also the road is narrow, so someone usually has to yield to let another driver go by. The office staff aren't particularly knowledgeable or helpful. This may be due to the fact that they have had a lot of staff turnovers. In summary, if you are here for a short stay, I would recommend staying here. However, if you are looking for something long-term,you would be better off finding a house to rent.
