July 12, 2025These apartments lack any sense of luxury or modernity. I’m dealing with 25-year-old appliances, and rent payments must be mailed in, along with separate utility bills. The whole setup feels outdated. The apartments themselves are fairly small compared to other complexes, but the area is quite peaceful. The pool isn’t resort-style, and the gym is far from being state-of-the-art. The office staff comes across as condescending and insincere. After experiencing a power outage due to a storm, I ...struggled to locate the outlet to reset the power. I submitted a maintenance request after hours, but no one ever came. It’s been 10 days with no updates. I eventually found the outlet and reset it myself, but maintenance never showed up. Stay Away!!
February 4, 2025Management is so rude! I live on the second level so the person who stays above me is so loud! stomping across the floor all times of the night! They expect me to confront the person or call the police. Instead of them sending out common courtesy notifications to everyone to be mindful of there neighbors they would rather make matters worst! Not to mention I saw a neighbor going up the stairs on my ring camera holding a gun! I'm not sure if he's is the person that stays above me but I'm not going ...up there to knock on nobody's door. They will not get back in contact with you or deal with any issues. The property is way out of date. Renting from here would be a huge mistake! Worst apartment complex ever
August 5, 2023This is the worst apartments ever 5 big water bugs coming out of nowhere within a week spand they don’t spray and if they do they don’t have real exterminator equipment they just come with a bug spray can and spray one spot of the whole apartment. and the The maintenance man never fix anything you ask them to fix something they come inside apartments look at it and say there’s nothing wrong with it and then leave and it still doesn’t work. And with this rent, there should be no bugs at all. And ...the appliances they come with apartments are old and nasty. Worst Apartment complex with an awful customer service from the rental office.
September 8, 2022Long story short. I submitted an application a day later I was told my application was approved for a six month contract and short term fee of $150 a month because they found out I would be in around for only six months because that what my orders say. I reached out to them and told that’s not correct I would be here for much longer period. They got back to me and say they sorry but however they would give me a 12 month contract which is also considered a short term contract according to their ...policy and they have to charge me $50 extra as short term fee also. I was like can you guys please give me a contract that is not considered a short term lease with no short term fee charge. They insisted no because they don’t do long term contract anymore, so it either I take the short term lease of 12 month with $50 short fee added to my monthly rent or cancel my application. So I decided to take it because I was kind of desperate for an apartment. Later they got back to me and say I have to pay a security deposit of one months rent and my one month rent fee before I move in if I can’t they would cancel my application again . I still try to negotiate with them about the one month rent security deposit. The worse they did was cancel my application and told me to look for another apartment in a very rude and unprofessional manner because their policy says every tenants should pay a full one month rent as security deposit without negotiating or cancel their application. August 4, 2022This apartment complex is awful. The management is rude and never answers in a timely manner! Also, the bugs! They do not spray the apartments! I found 3 bugs two mornings back to back. Lovely Complex & Friendly Staff- Surprised it’s owned by King Properties
March 2, 2022Went to tour their selection of 2nd and 3rd floor 1bd 1ba and was impressed. Great price and the property is SO beautiful- it’s well maintained, clean, and surrounded by nature!! It’s minutes away from the multitude of hiking opportunities that is the Dutch’s Gap nature preserve and about 10 minutes from a food lion! Great, safe location and great amenities. Directly next to a child care center too if you need a babysitter while off at work :) The office staff Amanda and Ryan were friendly, ...professional, and straightforward with me for my whole visit. Didn’t end up choosing this complex because of their strange pet policy though. My lab is 48lbs (as an adult/final weight) and I was told he was too heavy to live on the second or 3rd floors and that was the only thing available. Reading reviews about this place I also noticed that there was general unhappiness about the way rent payment is handled by the management company as well so I’m ultimately glad I stayed away. Considered another apartment complex owned by King Properties and heard absolute horror stories. BE WARNED: every review I have ever read about anything owned by this property manager, King Properties, has been absolutely horrendous, especially concerning rent payment. None of the properties owned by them have a working website or any way to pay rent online. There isn’t even an option to pay via dropping rent off at the leasing office. You have to literally go to their corporate office 30-40 mins away every month to pay rent…it’s the 21st century and this is the only management company I’ve come across in my months long apartment search that doesn’t offer this feature. Nice experience so far!
May 7, 2019My husband and I have lived here since August 2018, our lease is up in November 2019. The only reason we won't be planning on renewing our lease is because of job transition reasons. We would just like to move closer to work further north. Will be sad to go. Our experience with the staff and maintenance crew has been great. Very friendly, attentive to any questions we have asked, they even send emails when we have a package delivered to the main office instead of at our door step. Maintenance is ...efficient, in our case, we had a couple minor things we needed to call in, and we received a quick turn around in response to address/resolve work orders. I love the apartment, we have a 1 bed 1 bath, but what makes it better in my opinion is the high ceilings, makes the small space feel better, not cramped like our last apartment in Fredericksburg. Anyway, in our experience, we have no complaints. Horrible experience
March 7, 2018I first moved in after military orders and had them walk though the apartment for me. My mistake little did i know that the flip to the bathroom was not attached. The all utilities (water bill) was over 700 dollars. They fix the water flip after put in the work order but refused to pay part of the water bill my first month. When it came into winter time i turned the heat on. My apartment didn't heat up at first. Little did i know there was a piece on the unit i again had know way of knowing was ...broke. My dominion power bill was over 500 dollars because the unit was trying to blow heat air but could not due from not having the fix pieces. They fixed it but again refused to pay part of the bill. The final catcher is when i moved out they charge me over 700 dollars of carpet fees. I do not own a pet and i am fairly clean guy. For that i could have left some trash on the floor but the apartment was fully cleaned. I think there is a big disconnect with the local staff and the corporate office. God bless your soul here if you decided to move in.
