February 21, 2026they recently updated the interior of my building & it looks really nice, the staff are awesome & understanding. i dont like that my rent is increasing after living here for two years... & by nearly 100$. as if most people even have that to spare in this economy. but other than that i love it.Review from Apartments.com

January 27, 2026We love living at Riverwalk. This community is running like a well oiled machine. Our manager, Cailin, knows just what to do and I absolutely love her. We just got Savanah who is experienced and such a sweetheart and is the new assistant manager, Blue is also in the office and does great with whatever you need. Our maintenance team is the best. Max is our manager, then we have Tyler and Austin and they are absolutely phenomenal. They work hard to get whatever our needs are completed in a timely ...manner. This community is very safe and secured by key fobs so nobody is getting in and Cailin makes sure it's wonderful for her residents. I wouldn't move unless I had too! December 4, 2025Not all doors work to the apartment building properly. When i asked when theyd be fixed i was told not until nest year for budget reasons??? This is a huge security risk. Glad to know this place prioritizes profits over safety. Unfinished hallway painting for over a month too. This places has fallen.Property Manager Responded

My experience here has been overwhelmingly positive, largely thanks to the incredible staff. Both the management team and the maintenance crew are friendly, exceptionally responsive, and highly professional. Maintenance requests are handled quickly with high-quality work, making it truly stress-free living. The amenities are fantastic and well-maintained. The pool ...area is gorgeous, complete with a communal propane grill station featuring tables, speakers, and even a TV—perfect for socializing. The 24/7 gym is a huge bonus for busy schedules. My 2-bed, 2-bath unit is fantastic, featuring a great open floor plan and the convenience of having a dedicated bathroom per bedroom. The provided, energy-efficient in-unit washer/dryer is excellent, and noise levels are surprisingly low—you only hear neighbors in passing, which speaks to the welcoming community vibe. The location is absolutely prime. We're directly across the street from Delta Ponds and a short walk to the Willamette River East Bank path for beautiful outdoor recreation. Essential shopping, including the mall, grocery stores, and entertainment, is all less than a 10-minute drive away. Security is top-notch with secure, fob-access buildings. The only minor drawbacks are the limited in-unit storage (making an on-site storage unit almost necessary) and a slight issue with the central A/C ducting, as both vents are in the living room, leaving the bedrooms warmer. Parking in assigned spots can occasionally be blocked, though it's rare. Overall, the positives—especially the staff, location, and new look of the buildings—far outweigh these small issues. September 22, 2025We love it here. It's a very safe community with a staff that is very caring about your well being. Cailin in the manager and if you go to her with a problem I guarantee you she will fix it. She is also very caring and will listen and just have a nice conversation with you if you are passing through. I adore her. Lawrence is our Assistant manager and he is just a little bit of Heaven all rolled up and so amazing. Give him a task and yep, it's completed or he'll figure it out for you. He's as ...sweet as pie we adore him too. Blue is also in the office and will sit with you when you need to vent and help you with your problem and solve it. She's a gem and so very sweet. Our maintenance team is fantastic and gets everything done in a timely and efficient manner. Ernesto, Tyler and Curtis. They are amazing. So great. We have a new housekeeper and I don't know her but she's doing great. Overall we have a wonderful place here. It's safe which is why we stay. You don't get in without a fob to your building.
