May 19, 2026 - Review from Apartments.comI have lived at Rock Springs Apartments in Morrisville, Pa 19067 since 2020. The apartments are really run down with cracks running down walls and the walls are paper thin as well as the flooring. We hear every step, stomp, door slam and conversation no matter which unit a tenant lives in and it is annoying! If there were easier and lesser income requirements, I am sure that many of the tenants would have moved out years ago. There are no resolutions to any issues that arise between tenants ...other than to just leave from management. There is one grill for over 148 apartments and about six washing machines in the laundry room. There is no parking for tenants who come home late because some tenants are allowed to take up four or more parking spaces per building. The 'A Building' has THREE dumpsters that sit directly near their windows and little kids run through there scratching cars while they drag garbage bags to these dumpsters all times of night. So far management doesn't barge in and that's a good thing, nor does maintenance which is only ONE person for over 148 apartments. All in all, I gave my opinion as well as the opinion of some of the tenants, both present and former so believe us or not; don't complain later if you decide to move here.Read More

We can literally hear rats in the walls of our apartment. The office staff don’t seem to care and are often rude! They don’t even answer the phone !I can’t wait until my lease is up the place has been a nightmare.

August 18, 2020 - Review from Apartments.com2 year resident and ready to move on. Poor hygiene of public spaces, cockroaches & mice infestation and the bathtubs lose their paint every month making it dangerous for people with children. Management is very condescending as if rent was free.

January 23, 2017 - Review from Apartments.comDO NOT WASTE YOUR TIME OR MONEY COMING HERE. Hallways are currently littered with trash, its a revolving door as far as neighbors , buidling is old. I have cracks and splits through my apartment that they continue to spackle over. I have been here two years, they keep switching management and owners. Was not the bad until the newest owner took over here in November. My bathroom ceiling has been leaking amongst a host of other issues . The new rental property manager Lana, is clueless. I called to ...report the issue back in November, she told me she would put in a work order. I patiently waited, and waited no one came. I call , no answer & vm consistently full. When its not full i left messages and no one returned the call. I had to take off work to go into the office, where her and the head maintenance man were. He advised "I never got that work order" clearly she wrote my name on a sticky note and left it at that. He came right away fixed one issue and that was it never saw or heard from anyone again. I went through the same run around leaving messages and no one answering to finally on Jan 5th explaining the issue still persists and she told me she would send someone first thing in the morning. No one ever showed AGAIN i called and called no response. Finally they appear on Jan 13th to spackle over the leak and leave my roof spackled to "DRY" until the next day. No one showed or came back until finally Wednesday the next week. I dont blame the maintenance people , I blame her because if I have a disgruntled tenant who tells you its causing mold and you have a 5 month old with breathing issues i would make sure they are completing the work. She has no clue what she was doing and in her words "i have 168 apartments honey" she has no clue what she is doing and clearly is out of her element. She refuses to give me the owners information or property management company now in charge so that is another issue.Read More

The staff treats you like your royalty and caters to your individual needs. The approval process was simple along with signing the lease. The apartment is very spacious, allows me space, and enough room for clothes and storage. I also feel secure in the fact that when I leave for work my apartment will not be broken into. The appliances are top of the line and the apartment is easy to climate control. I ...also love that everything is included in the rent so you know what you are pay each month. Cell phone service is spotty if you aren't connected to wifi. Also, no recycling?! I will be moving out as soon as the lease is up
